Does frequent EA contact help in selling??

Been on the market 6 weeks. Week 1 - 6 viewings after that slowed to 2/3 a week. Priced dropped a Rightmove bracket 2 weeks ago but only 1 new viewing since, 2 2nd viewings but no offers (one not proceedable (sp) one bought elsewhere).

I have had other EA's calling to suggest we change agents/go multi agent.

I emailed EA earlier in the week as we seem to be getting lots of rightmove views, 379 last week 287 this week, but no viewings. He said ' They are seeing a rise in people looking to move before Christmas and we should start seeing more activity by the weekend.'

So my questions. How often should I chase the EA. What kind of information shpuld i be asking? Would it be beneficial to change/ go multi agent? My concern being that the non-proceedable buying my come through in the near future (though have still yet to put their flat on the market!). Or should I just relax and see how it all plays out???! I am a first time seller and I hate the unknown and not being able to control the situation!!

Are you in an area where houses take a while to sell or where there are lots of similar houses available? We sold our house in 3 days but were in a very desirable area and house was lovely. How does yours honestly compare with others available for same price? Who is your market eg familes, first time buyers? Does your house have kerb appeal?

You've been on the market over the school summer holidays. Ime school holidays tend to be quieter than term time. If you are getting viewings then, unless there is consistent feedback it's overpriced, it isn't overpriced. I wouldn't have reduced the asking price - especially not if it looks good compared to the competition. Dual agents look desperate and you have to check contracts carefully that you won't have to pay two sets of fees. We had a couple of viewings in the week when we first went on the market then a couple every weekend after that. Feedback is the key thing you want from the EA. Ask them what they will do to get more viewings booked.

Really you are waiting for the 1 person who suits your house. So you just need to sit tight. Chase the EA for feedback - and make sure it's proper feedback. Not wishy washy stuff.

I do think that now we're back at school, people will start to think about moving and start looking.

We sold our house on 2nd November last year. We were in a similar position to you. Ours was on the market for four months. Observing other houses on the market at the time the multi agent ones just looked desperate. We viewed one and realised it was hopelessly overpriced. Yours sounds realistically priced, but as someone else said, you are waiting for one buyer who wants your house. The people who bought ours actually had a purchase fall through in a different town at the last minute, saw ours and decided to stay in this town after all.

Thanks for the quick replies! Honestly I feel we were over priced to begin with but I am happy with the valuation now. I feel we had quite a bit of interest considering it was tge summer hols, which makes me feel it is priced right. The house is high specification as we have totally refurbished it and I feel if it was much lower in price it would make people wonder what's wrong with It, if you get what I mean. Next door sold for full asking price of 450,000 12 months ago - they have a slightly larger 3 bedroom and I know the market has slowed - we are on for oieo (which is a term I hate but the EA insists is good in this area) 425,000.

Feedback has been very positive but in the first few weeks the EA were not explaining the parking situation very well - which I feel lost us a lot of interest.

I really want an offer in by October half term as I will be visiting the area I want to buy then, 200 miles away. I'm getting impatient!

OK sounds like it's the parking that's the barrier currently.

It certainly was in the beginning as we cannot have a drive and there is no allocated parking. The parking really isn't a problem as only residents park here and there is plenty of space for everyone. We have asked the EA to address it by showing the buyers which are our two cars and suggesting they drive by at different times to see where we are parked. 9/10 It will be directly outside the property but never more than a 30 second walk away. This does seem to have made a difference.

Most recent feedback 'love the interior, need to explore the area.'
'Love the house, just trying to decide if they want a do-you-upper or finished article.'
'Love the house but the living room was a tad too small for them.'
'Really like the house but want to explore a few more in the area.'
And lastly 'Love the house, want to put an offer on it but haven't put theirs on the market yet.' A week later and they still haven't. 😣 Really not sure what is holding them up as they told my EA it was going on this week.

By the way, our agent was pretty useless, but we still sold.

Only about half a dozen. It felt awful at the time, but you could have 30 viewings and still not sell.
I wouldn't take much notice of Right move figures either. I spent ages looking at floor plans, measurements etc sometimes looking at the same house 10 times. (We had specific requirements, and we only viewed houses we thought could work for us.) I do think Right move et al are essential platforms, but numbers of viewings on there could mean all your neighbours, friends etc just want a nose!
Don't give up OP. Six weeks isn't long and you have had far more viewings than we did.

I despair at agents who put property on over the summer holidays. You should have waited but you've already dropped price. Why was it necessary to drop the price? Did feedback suggest a drop was necessary. I think you've had poor advice from your agent to be honest.

We are first time sellers. I did say I wanted to wait until September but he suggested 'Giving it a go' over the summer at the higher price. His view was that the house is in a 'bring your suitcases and move straight in' condition so would probably attract a professional couple that didn't want to do any work, maybe with no children or a pre school child. Therefore wouldn't be affected by school holidays. We went with It and had 10-12 viewings during that time so I guess it wasn't bad advice. Things just seem to have slowed down since last week of August.

Also move properties have come on since then so we wanted to be more competitively priced - hence the price drop.

Sounds like parking is the issue. We want to move be Christmas (we don't have a chain) and we've ruled out loads of otherwise nice house over this (and the lack of garage because people seem to be converting thrir garages to an extra room downstairs).

When we find the right house, we'll move quickly and push to be in for christmas so there's hope OP if someone thinks it's right for them.
