So I'm after a bit of advice really. I live with my husband and our 2 year old.
Where we live now the landlord is useless (I'll give a few examples: we've had no radiator in the bathroom or water in the cold bath tap for a month and a half now. Landlord said "can't you just use cold water from the sink and a fan heater before you use the shower or bath?"
We had a gas leak, landlord was convinced we didn't, anyway they came and turned the gas off to make it safe, but the landlord said he couldn't get anyone out for 3 days, meaning we had no gas. So no heating or ability to cook. Landlord said " can't you put jumpers on and use blankets? And use the microwave or get takeaways?"
And so many other things: there's a damp patch in the kitchen he still
hasn't sorted, the ignition on the cooker hasn't worked properly since we moved in, we have to light it ourselves, the floorboards are in terrible condition, the back yard is all uneven paving slabs and there's been rats and mice coming from holes in the back yard and all he said was "okay". Plus cosmetically inside and out the house is horrible, it's not s case of a quick paint up, the house needs decorating top to bottom really. (it used to be a student house, and it's just not been cared for at all, there's parts of several old locks all over the door frames, old wires partially cut off and left.. I could go on..). Landlord says it's our fault for not telling him, we phoned at different times of the day, text, emailed, sent what app messages. No replies for ages.. What more can we do to get in touch?
So that's the background to give you an idea. This is the thing I want opinions on.
We want out this house, we are done being messed around like this. So we've had some viewings this week. We found one we both loved: path and space out front, hallway, large through lounge/dining area so nice and light and open, kitchen isn't the best size but we can live with that, lovely big outside yard ( plenty of room for a table and chairs, barbecues in the summer, a washing line, and for our toddler to play in. Big bathroom, main bedroom is also a good size. Second bedroom is a decent size and we would fit ds's furniture in no problem. And there's loft space for storage. The only issue for me is the boiler is in the back bedroom. The landlord has said he will get the pipes covered, and my dad has said he will build a cupboard to box it in. But I'm still worried about it. We've agreed to take it, but now I'm regretting it.
Has anyone else lived with a boiler in the bedroom? How much of a problem is it?

What problems do you think it might cause?
We have a boiler in our spare bedroom, and boxed in pipes. The only issue is that it makes a bit of noise when the heating comes on in the morning in the winter.
We do have a carbon monoxide monitor, just in case, and we have a service every year.

Why is ll covering the pipes? And have you agreed with ll that your Dad can box it in?

Agree some boilers are noisy, have you been there when its switched on/off?

boiler in the bedroom not a problem except for possible noise, assuming it is installed by a gas safe person.

don't move into another dump run by a crook - ask to see the EPC, gas safe cert, query plans for the deposit etc etc. A decent landlord will have all the right answers ready.

There isn't a safety issue but they are noisy whenever someone runs the hot water tap or the heating is on.

Incredibly annoying when people have boilers put in bedrooms. No good reason except being too cheap to do a proper job.

...or nowhere else to put it that also meets regulations and doesn't mean (for example) taking out bits of a previously fitted kitchen, moving windows and so on.

a boiler in a bedroom is a proper job if done properly.
