Which floorplan would you prefer?

Hi

We've recently moved into a new house and planning on making some changes, and converting the garage to get more living space. We've narrowed down 2 options but open to suggestions.

Floorplan 1 is the one I prefer I think. We would knock down walls and properly convert garage to give a larger kitchen space. More expensive, but may be worth it to get what we want. Only oddity is that you would go through a boot room/utility to get to the kitchen which may feel off?

Floorplan 2 is pretty much how the house is now, but with a downstairs loo put in at the front of the garage. We have a fairly utilitarian utility space in the garage and not quite as much space in the kitchen but more budget friendly!

I've just noticed I've forgotten to add any windows but if you could imagine that they are there!

In option 1, could you not just put a door from in front of the stairs into the kitchen?

Hi. Yes big living room on other side I couldn't be bothered to draw. Smile Wax, yes that was the initial idea but DH thinks it will make kitchen feel disjointed to have 2 doors in?

Is there a second set of stairs in picture 2?

I'd prefer plan 2 - but would have an intermal door off the hall rather than two internal doors off the reception room.

Plan 1 is nice but I've teenagers and now appreciate having more than just one open space downstairs!

Unless I'm seeing the plans wrong?

Nah he's talking rubbish, it will be fine. I'd have a nice glass effort from the steps side to show that that is the principal door witha matching but more utilitaian one going into the utility area. Though in fairness the utility area would be better accessed from outside and just have the loo accessed from the front with the utility in the corner bottom left.

So door from in front of stairs to kitchen. Door from side of stairs into loo (add in a shower?) then have utility behind that and accessed from kitchen only.

Plan 1 but have the door at end of stairs to kitchen and put door to utility and loo off hall.

The first one. Then guests can use the toilet without going through your other rooms

Plan 1 by far.

If your teens have other rooms i.e. own bedrooms to escape to, no need to worry about open plan. Communal areas are for communal living, there's no inherent need for teens to be shut off in their own living room Smile

Wax you and I are of the same mind about what wd be best, but Dh (again) has a thing about loos having outside windows which is why it's arranged the way it is. And it is his house too, I suppose...

However I will tell him he is overruled on the door by the stairs situation. Cos mumsnet says so.

Plan 1 but with a 2nd door into the kitchen straight off the hallway.
