We're buying a property which is currently tenanted. We did the maths today and it dawned on us that our mortgage offer expires less than a fortnight after the tenants are due to move out, which puts us on an extremely tight timeframe to exchange and complete.
It also doesn't help that the seller's solicitor is...well, I don't know what they are doing. They keep saying they have sent paperwork to our solicitor and it keeps not turning up and, let's face it, there's only a limited number of times you can tell me something got lost in the post before I begin to question whether it really has. I think that if everything was in order before the tenant moved out, we could push the process through before the mortgage offer expires but this whole situation is making me worry that isn't going to happen.
We've emailed our broker today to ask him to ask the lender about extending the offer. A quick Google search seems to suggest that, although our lender doesn't officially extend mortgage offers, sometimes a call from a broker or a solicitor to explain it's all gone belly up outside of your control will do the trick. We've also asked our broker what happens if our lender won't extend the offer - I'm six months pregnant (we literally started the process of moving days after finding out so, yes, I'm also really upset about being in a situation we tried our hardest to avoid) so will be on maternity leave before too long, which will really throw a spanner in the works with lenders!
On the one hand, I'm really glad we spotted this situation with two months to go until our mortgage offer expires rather than, you know, days before it expires. On the other hand, I'd really rather not be in this situation at all.
