Help me get over my dream house

I am in the habit of looking on Rightmove and falling in love with houses I can almost but not quite afford. My recent obsession is Art Deco heaven. Help me wise ones, tell me how awful it is, how much it would cost to do up and how it really isn't a good idea to instantly put my lovely home on the market and swap it for a life of scrimping and DIY....

I think they wanted £650-75k for it but it was in a terrible state and needed several £100k spending on it.

If they'd emptied out the gallons of water from the tank leak rather than letting it molder for a few years it would have been in a better state but I think he'd had the hint for a few years that the site was worth more for development than the house so had let it get into a state so that planning would let them knock it down.

I saw my dream house on rightmove. The whole thing just sang to me that I NEEDED to own it. After a very long saga of properties falling through, I'm sitting in front of the woodburner in my dream house.

Don't give up hope!

I love The Rookery - what a shame it wasn't looked after.

Right, so I can add to my list:

  • find awkward curtains
  • take out gas fires
⁃ install central heating ⁃ Replace flat roof ⁃ Rip out ceiling tile ⁃ I'm install bespoke crittall windows

But on the plus slide:
⁃ gin slings on the roof terrace at dawn
⁃ Dancing the charleston on restored parquet floors
⁃ Hours of sibling joy as DC play Hide and seek (and never find each other) in the grounds
⁃ Write off smallest bedroom (in laws can sleep in brick shed) and turn into walk in wardrobe

Hmmm... you're helping but I'm still not ready to give it up.

I'm not the person to help you here. I can see what everyone is saying, but I always see the potential in property even if I imagine a whole new property based around one feature I love

Not so much Art Deco as completely lacking architectural design. It doesn't even retain any period feutures, it could have easily been built in the sixties. Forget about it and find a proper Art Deco property.

If you want Art Deco you can find better than that.
It doesn't have the most distinctive thing from houses of that period which is the metal Crittal windows.

A friend bought an Art Deco house last year.
It's damp and draughty and has zero insulation

I think it's the challenge I like. Has anyone ever put a central heating system in from scratch? Like to guess at a ball park figure?

They have a futon ... they've probably shagged everywhere.

Do you really like it? I don't think it's a great example of Art Deco and I love Art Deco.

The plot is amazing though!

We didn't put a new system in from scratch although that might of been easier as we had to work with huge pipes left from when the house had solid fuel heating which were a bugger to work with.
However we replaced radiators, some pipe work, new water main (lead pipe had furred so had low pressure), new large boiler, new large pressurised hot water tank, new pumps (big system on big house) new smart heating controls (each room is individually controlled and can be adjusted remotely) - approx.£6k we are in the NE though so I expect in the SE you would need to add a premium to that.

I can't distinguish any Art Deco features OP. To me it looks like a bog standard 1960s house with lots of potential.

I don't think it's Art Deco either...Looks like a 60s box with a few Art Deco type features bunged in. Those awful basket weave parquet floors are ten a penny in the 60s boxes around here.

I agree the plot is nice though.

Am not helpful - I really like it but not sure why! ....garden looks amazing and the floors - It will however be very cold (had windows like that as a child - ice on the inside)...seems cheap for that size of house Envy small victorian terrace for that sort of money near me with courtyard

I would call that Modernist rather than Art Deco.

@Polly is right - it's art moderne rather than Art Deco (a reaction against deco, according to Wikipedia).

Update: We went to see it last night. It really is just a shell and would take 150-200k to do up. Layout upstairs is fantastic. Downstairs feels much smaller because of the garage. Garden really does feel like an orchard. Roof terrace is amazing, with views over the city. Estate agent reckons they've had 2 offers close to the asking price, from people who've yet to sell though so we'll see.

I'm put off by what I think are single skin walls. DH loves it. Good thing is he's now much more open to the idea of putting ours on the market and scaling up.

I have to say, I've seen some images of beautiful Art Deco homes and that's.not one of them, it's simply a box. No period features. I'm really surprised you're calling it am Art Deco dream,when other than basic shape there is nothing Art Deco about it.

The garden is nice though.
