Doing a second viewing tomorrow. What do I need to check for?

Just that really. Have seen quite a few properties now but we both really like the house that (ironically!) was the first one we saw, so we're going to do a second viewing on it tomorrow. Am trying to think of what we need to check.

  1. I've got check size of front garden (sounds random, but we would like ideally to convert this into a second driveway, which I have spoken to planning etc about, and it should be okay provided the garden is big enough to conform to regulations on minimum size).
  2. Check to see if our current fridge can fit in the space in the kitchen (not a deal breaker if it can't, but we would need to know).

I'm sure there must be a hundred other things we should check, but I'm feeling a bit brain fogged. What other things are good to check on a second viewing?

Depends on the age of the property, but I would check the age of the boiler, is it serviced annually? Are there any flat roofs, how old are they?
The fuse board, modern trip switches? The main roof, is it original and of some age?

Basically anything that is expensive to put right. Good luck with your viewing btw.

Thank you. Do you think it's worth taking a camera so we can photograph rooms from different angles so if we decide to put an offer in we can plan where to put furniture? I'm aware we may not see the house again if we do put an offer until the day we move in. Or will the estate agent think we are mad taking photographs?!

I always checked if the water pressure was okay from all taps and also checked all room corners and windows for signs of mould or recent touch up painting to hide same.

Go into the loft and check for holes in the tiles and felt. Also check for signs of leaks around the chimney breast. Finally check out the loft is insulated.

Based on our experience:

Is it a combi boiler or a hot water tank and if it is a HWT where is it?
Is the chimney lined if there is a log burner?
Does the vendor have keys to all the doors?
Does the alarm system work, and will the vendor leave the codes?
If the vendor is leaving appliances, therefore you are leaving your appliances for your buyers, are theirs as good as yours and do they work?
Is the oven clean- sounds petty, but cleaning 5 years of someone else's filth out of the oven they leave behind is not a fun job

Other things I'd look at based on friends experiences:
Quality of carpets, especially edges
Overall quality of decorating (not style so much, but quality of work eg is every light switch and window frame daubed with paint, especially if it's been clearly done up to sell
Feel around the double glazing for draughts

These things don't matter if you love the house, but it's nice to know. The top list cost us pretty much 5k to put right, plus we had to buy appliances to replace ours that we left because the ones we 'bought' were awful. Still love the house though!

Okay I need to be a bit brave tomorrow then (always feel a bit uncomfortable doing viewings and don't want to look like I'm snooping in someone's home) but you're all right, it would be good to check the water pressure, loft etc. DH will be with me and he's normally far less reserved so I'm sure he'll go for checking everything!

The property was previously a rental, so I'm hoping boiler etc will have been recently serviced (I think I'm right in saying that it's an obligation isn't it on most landlords)?

Furniture fitting in shouldn't be a massive issue as the property is generally bigger than what we have now, bar the master bedroom is ever so slightly smaller, so I'll double check my wardrobe unit can fit in.

Added to above, check the double glazing locks and isn't the old sort that's removable from outside.
Check doors open and close freely and lights work.
Have a good look at the guttering for weeds, chimney pointing or anything else that might easily be neglected.

We went on a second viewing because on the first one we were in shock and were so bewildered by the house we barely even remember it
We put in an offer straight away then went on a second viewing a few weeks later!

So on the second viewing we took pictures and videos of the house, I wanted to listen and see if you could hear the road, and just general noise etc so I sat quietly for a few minutes in a few rooms and the garden
We also measured a window to see if our blind will fit
My partner checked the water pressure as we will be replacing the shower
I also asked the estate agent about the local school at that point aswell!
Also just wanted to see if we still both had that 'feeling' in the house and luckily we did! Even more so on the second viewing actually!

Good idea to visit at a different time of day. Empty street can have parking wars after 5pm.
Which rooms get the sun?
Is there a cupboard big enough for the hoover.
