Is it something I should feel guilty about?
My DH keeps saying 'it's sold as seen' but I can't stop thinking about my loose kitchen tap and other minor things my buyer doesn't know about, the tap just needs tightening underneath, I can't do it according to my DH you need a special tool 🤔 and he's not very pro active. I've become quite personal with my buyer as we've had lots of issues with EA/solicitors we've kept in contact with each other, my DH thinks I should have kept distant as if anything went wrong after purchase she might be inclined to call/text me about it, not saying it will or she will but that's his thoughts.

I wouldn't appreciate flowers if things like the tap were left unfixed.
There are probably things in my house that a buyer would find annoying and change or fix once they moved in, but if I'm aware of them I sort them out before selling.

If she cant even afford a few tins of paint she is foolishly overstretched. Not your problem, she should have surveyed and checked.

This house had a bath sitting on damp chipboard!

I do agree with your DH that all houses have minor faults. I think a loose kitchen tap is a really minor issue and not worth feeling guilty over. It's not like you know about major subsidence or that the roof is about to fall in. I also agree with your DH that I would leave a bit of distance between yourself and your buyer. Let your EA / solicitor pass on messages.

If the tap is about to fall off and spray the room with water then get a plumber out. Or buy the tap spanner for £5 from screwfix. Or leave a note saying I know the kitchen tap is wobbly but we ran out of time to fix it.

Otherwise honestly you can worry too much. On the moving out day I was changing the window handles for new locking ones I'd bought but never fitted, just didn't want to take them with me. Nobody cared either way I'm sure.

Honestly you are over investing about the tap , surely with a house move imminently you have more important things to do , think and worry about .
listen to your husband you are getting far to friendly with the buyer , you should only deal with the buyer through the ea or she will be ringing you every five minutes !

I know is an obsessive anxiety thing I think, I've had it fixed today anyway so now I'll probably move on to something else to faf over 🙄
The stress is just getting to me I think.
