When to start viewing

Our property has just gone on the market. We are mid sorting out or mortgage but don't forsee any issues with that. I've seen a property I like. When should we view it? Now? Or do we wait until our AIP is in? Or we've had an offer on our current property?

Our first time selling so it's a bit overwhelming.

We were in such a long tenuous chain last time that we didn't view until we were close to exchange.... but I would certainly wait until you have your aip and maybe an offer or some decent viewings on yours...

We are hopeful we will sell quickly. Properties in our area seem to do so. I'm just anxious I will miss out on this property I like. However im also wary of messing about the vendors when we are not in position to offer as yet.

I'm an impatient person as you can see Smile

You could call the estate agent and ask their advice? Some agents won't let you view if you don't have an offer

We were in the same position as you, first time selling and unsure as to the process and right way to do things. I would advise to start viewing properties now if you feel you would be very interested when your house sells. It doesn't hurt to start getting a feel for houses in your price range. Our house was my boyfriend's first property and it was only the second he looked at. He admits that it wasn't a great buy and he wishes he had taken more time to look around at other's. The more experience you can get of the market, the better.
We looked at a house we thought we were really keen on, but completely changed our mind after the viewing! Don't worry about the fact you haven't sold yet - we had a viewer who didn't even have her house on the market yet.

Thank you for the advice. I think I will just email the estate agent and let then know our position. There is every chance we will change our minds when we view so probably best to go sooner rather than building it up in our minds.

You can view as soon as you like but a lot of vendors will not accept offers unless you have agreed a sale or at least gave your AIP. In your position I would go get the AIP then start viewing straight away. This way you will be able to arrange your mortgage beforehand and shorten the conveyancing time on your property. This is important as you will be less likely to loose your buyer if they have less time to change their minds. Likewise, if you find andbuyer but you haven't found an gingto buy move into rental (not least of all because the market is dropping, with some people already suggesting a crash in the near future).

Hello, there's no real rules as to when to view etc as someone else said some agents will filter out those without AIPs or offers on their properties, to deter time wasters (I have a friend who views houses for fun!?!).

We came from a positive meeting with our bank to view the house we are in now, our house wasn't on the market and we didn't have an official AIP, but our seller couldn't do anything until her decree absolut came through eight weeks later, so it worked well for us, we got our AIP and sold ours in that time. So every situation is different, worth picking up the phone to their agent.

We viewed properties before ours was on the market, found a house we loved, they wouldn't accept the offer and we lost the house (found a much much better house later on tho)
We have a friend who has just had an offer accepted and his isn't even on the market
It just depends on the estate agent and vendor!
Worth a try in my opinion just don't get your hopes up on a particular house!

We viewed the house we're buying before ours was on the market - it's not ideal but we'd lurked on rightmove waiting for the right property to come up and knew we could move quickly, priced competitively, sold in a week. The person who is buying ours didn't have theirs on the market but saw ours, put theirs on the next day and sold the following.

Yours is on the market - definitely view!

There really is no rule here. I'm sure you'll be able to view, the issue is they may not accept an offer from you or they may and keep in on the market whilst you attempt to sell to see if they get another offer.

You can view but unless you have an offer unlikely no vendor would take any offer from you until you had offer. But definitely worth you starting to look to know what is out there.

I would ring rather than email the estate agent - they do most things over the phone and it's the quickest way to make contact.
