Tips for buying new build off plan?

We're first time buyers and just about to start the process to purchase a 4 bed family home. It's new build by Miller Homes and off plan.

We've seen the show room (which is the 5 bed with all the optional upgrades)...we're looking to negotiate stamp duty paid but will start by asking for stamp duty paid, legal costs and some optional extras thrown in. As we're currently renting with no chain I think we're in a decent negotiating position.

Any tips for buying off plan?

What did you manage to negotiate?

Any help appreciated as we've never bought before...

And we negotiated a shower over family bath as no shower in that room

Oh and get them to leave you a few spares of each kitchen/bathroom tile in case any break when attaching loo roll holders etc

Wow, you've done well stumbly!

Ours aren't negotiating at all. Been told it's full asking price or nothing with £500 towards legal costs. We're a bit flummoxed because they're trying to sell the last few off before moving onto the next phase.

I'd love to believe it was huge negotiating skill @bonjovigirl but really we were negotiating a matter of weeks after Brexit when the market was really depressed which helped me a lot. That said I played chicken to the end and think they were convinced I might walk away (I wouldn't have, we had set our hearts on this place). Despite the major snagging stresses we've had, don't regret buying it at all - we love it here

Our management fees have already risen by 40% in 8 months though, second what pp said about this
