So many variables, but I am paying £700 conveyancing and £420 for full building survey on 4 bed house.

You also need to factor in stamp duty, land registry fees ( both dependent on price) search fees and make provision for indemnity insurance, which is quite often require. If you are buying with a partner you should also have a Trust deed, which will also cost, along with wills. If its a leasehold property, there will be additional costs, particularly if you a buying a share of the freehold. Your solicitor won't know what these are until they are given the info by the sellers solicitors, but could be a few hundred pounds for deeds of covenant etc.

I've set aside £3,000 for solicitors fees and stamp duty on a £150k property freehold purchase. I've got about 10 quotes from online and local companies and that looks to be a safe amount.

We just paid £5.2k on legal fees and stamp duty on a £295k house. It entirely depends on the cost of the house purchased.

Roughly 3000 to solicitor inc stamp duty and 400 survey then additional for asbestos test

Afreshstartplease · 28/08/2017 08:32

House cost 180

400k house - just over 11.5k legal fees incl stamp duty.

Solicitors normally charge a percentage of the purchase price for their fees plus the fixed costs of land registry fees and searches, and then stamp duty on top if applicable. Shop around and haggle, I got a recommendation for a solicitor through my EA who wanted to charge 2% and said that was industry standard. I said no thank you and put the phone down. Asked around for recommendations from friends and family and found a lovely solicitor who asked for 1% and I talked him down to .75%
It's a lot of money not to try and shop around a bit.

Our purchase costs are £3000 for a £225k house plus £650 on mortgage fees including a homebuyers report.

Depends on the cost of the house and how complicated a transaction it is.
You will need to factor in legal fees, search costs, stamp duty, money transfer costs, mortgage fees and survey (there are different levels of survey - more detailed = higher cost, depends on the house, age and condition as to what you may need)
There are various websites that can give you a rough idea dependent on the value of the house www.stampdutycalculator.org.uk/moving-costs.htm
