Vendor has put our house back on the market when we're nearly at exchange!

Just that really, it's an inheritance house been empty a while as it's been through probate we had our offer accepted end of June chain chugging along (now a chain of 3) our buyers solicitor has been shit to say the least but it's all sorted now, our buyer and her buyer has been given a date to pencil in for completion (8th sept) our vendor said this isn't good enough and as of yesterday put it back on the market!!! What the fuck is this system? We're exactly 12 weeks from him accepting our offer yesterday, we've been on holiday for 2 weeks our buyers buyer has and so has my buyer, all at different times! he's a total money grabbing twat, right?

You do realise that all the Estate Agent does is find a buyer - and then annoy the f out of everyone with their "helpful" updates which are usually out of date by the time they are relayed.

If the buyer only just submitted enquiries two weeks ago they have indeed been dragging their feet and no wonder your Seller is upset.

By the way it isn't "your" house as the title suggests but his. He is doing this to assert pressure and it is unlikely that he'll find a buyer ready and able to complete in 2 weeks and the likelihood is he will sell to you. But he is just covering his back if your chain does drag on and on.

It sounds like he thought exchange/completion was going to happen sooner and he thinks you and your buyer have decided between you when it will be without consulting him.
We're in a similar situation of buying from a vendor with no onward chain and when our buyer realised they couldn't exchange until a couple of weeks later than everyone hoped, we went straight to the vendor's EA and solicitor to check he was okay with it before telling the buyer it was okay.

I think estate agents vary and both of mine (separate sale and purchase) were very proactive about keeping things moving and liaising between all the parties.

I think you might need to use better estate agents. A good EA is can often be the difference between a sale going through, or a sale falling through. Finding a buyer is generally the easy bit.

Have you spoken to the EA and asked them to speak directly to the vendor?

We nearly pulled out of a sale a few years back (we were the top of the chain as had already moved) because we were so bloody fed up of our buyers.

There were a couple of issues with things in the property (broken switch on the cooker, downstairs toilet had no planning permission). We had disclosed all this in the initial documents. However the solicitor of the vendor just kept sending us letters insisting we produce non existant planning permission (offer to have toilet removed ignored with more demands for planning) and get cooker fixed plus another couple of very minor things.

We tried speaking to our solicitor but apparently there is nothing they can do our only option to remove toilet and cooker from the house without discussing it with the buyer Hmm which apparently is fine.

The whole thing went on for ages and we started to feel as though our buyers were stalling or prepping us for a lower amount.

I called the EA and explained the situation and asked them to speak to the buyers and let us know if they were happy to accept as seen or if they wanted it removed.

EA called me back within 10 minutes. Buyers had been unaware of all this too-ing and fro-ing by the solicitors and were happy to proceed as seen. They called their solicitor and was all very speedy from that moment.

Definitely worth finding someone who can mediate before you do anything.

No chain ahead or behind either of us, I had my mortgage in principle lined up, the vendor claimed to have required a quick sale, there were no bank holidays until August to delay us, the mortgage broker was all set and ready to go; the estate agent was confident this was going to be one of the quickest sales ever.

She thought it would be done and dusted by the end of June.

Clearly, we were complete idiots.

We already had a first time buyer for our house all in place when we put in an offer on a house which was accepted. Everything seemed to be processing normally.

I then saw the house we were buying listed on Zoopla for another £50,000! This was three months after our offer had been accepted! I suppose we should have had an idea something was seriously wrong when our surveyor wasn't allowed into the property on three occasions shortly before. But their EA kept telling us everything was fine and not to worry!

It's all well and good to recognise the market has changed and you can get more money for your property but I can't understand how they could treat us like that. How could the EA not tell us the truth? How could the vendors? Even when confronted their EA continued to deny and lie. It was completely shocking.

(As it turns out we found somewhere else we liked much better.)

There's no rationalising with this guy (from what I gather) he just wants his money and obviously doesn't realise how a chain works! IMO 12 weeks is not bad going, granted if it wasn't for that shit solicitor it would all be complete by now but still 12 weeks in a chain of people needing mortgages, I wouldn't be reacting like he is.
The market is sooooo painfully slow round here ATM if this house does go we're well and truly stuck, the house needs so much work well be moving in with parents while we do it so I don't think he'll just sell it as easy as that again, like he thinks. It is over priced but we just fell in love with the potential we have a habit of that I doubt many other people can look past that at it's current price/state think major dark wood clad in every room, rewire, new boiler, new windows basically a total Reno. It's stuck in the 60's.

Is it still back on the market? Does he not realise that if he starts again with another buyer the whole process still start from the beginning and take even longer?

Yes, still on the market.
I honestly don't know what he thinks 🤔 it's a very odd move instead of waiting 2 weeks.
When he told the EA to put it back on the market she said 'so are you pulling out then' and his response 'no' 🙄
I understand he wants the process to speed up, we all do, putting it back on the market this late in the game is not going to make that happen, if by some miracle it does it will be a day or two before.. hardly worth the stress he's put us all through.

We're carrying on and hoping praying on our hands and knees that it all works out.
The stress in th meantime is killing us, more so me I can't sleep and my anxiety is through the roof 😩 I just want to know either way all we're waiting for is one piece of paper work... from the council 😭
