Room sizes = double room

Looking at houses at the moment and wondering what people consider to be a double room. In our current property the bedrooms are both 3m x 4m which I think is a pretty good size and definitely doubles. Recently we looked at a 3 bedroom property and bedroom 1 was 5m x 3.5m (pretty big), bedroom 2 was 3m x 2.5m and bedroom 3 was 2.5m x 2m (single). I'm wondering would you consider bedroom 2 as a double? What is the average size of a double room? Is a case of if you can fit a double bed (and almost nothing else) then it's a double room?

In estate agent speak a double is a room that can host a double bed. To me it needs to host a double bed, wardrobe / chest of drawers, 2 bedside cabinets and have plenty of room to open doors and drawers and comfortably walk around the furniture.

To me 3m x 2.5m is a single room, and not a large single at that.

Yeah I thought it would be a case of fitting a double bed. Which it would but I'm not sure it would fit much else comfortably in that second room as the door is right in corner and doesn't open against the wall.

Well a standard double bed is 2m long by 1.4m so I'd say it's a double, albeit small.

No, a double room does not mean 'can fit a double bed in it. A room 2m long x 1.4m wide is a cupboard!

Double bedroom doesn't really mean anything. A lot depends on the layout too. A room which is 3x2.5 could accommodate a double bed, 2 small bedside tables, a wardrobe and a dressing table. However, if it had the door and windows in awkward places or a chimney breast sticking out, it could be tricky to furnish it at all...
Having said that, 3x2.5 is pretty pokey.

This house has tonnes of room size examples and what you can fit in them. It's not perfect - it suggests you could only fit a 2-seater sofa and two chairs in my lounge, with minimal extras, but we've got a generous 2+3 and lots of space for bookshelves/sidetables/tv without being cramped, because we have a great layout and no space is lost.

I would definitely call 3x2.5 a double room, but it depends on the purpose whether it meets your needs. Definitely good for a guest room. If for an older child wanting a double bed that will mostly be singly occupied, you can buy a small double and put it against the wall, leaving more space.

I see lots described as double rooms just because you can fit a double bed in.

To me it's only a double if you can fit not just the bed, but a fair sized wardrobe, a chest of drawers, and two bedside tables.

Too many agents take the piss like this, but at least if there are floor plans you can check sizes before wasting your time.
