When you bought your first house, how much roughly did you need to pay all your fees? Mortgage broker, solicitor, surveys ect.

Well it was twenty years ago and at that time interest rates were significantly higher - around 8% - so mortgage lenders were offering incentives to attract first time buyers. My legal fees were paid by them and I only needed my 5% deposit which was £1900. Mortgage fees were rolled into the mortgage - my broker made his fee from the mortgage provider rather than me the customer.

Today you'll need your deposit monies - if you have a Help to Buy ISA make sure you tell your solicitor this early on so there is enough time to cash it in before exchange; solicitor's fees are usually based on the agreed sale price so get some quotes and compare. There will be search fees and fees for telegraphic transfers but the solicitor should provide that information. No need to pay a broker upfront - they make money from the mortgage providers but mortgage fees vary depending on the mortgage product and how much you are borrowing. You can find out online.

Mortgage broker no fee - gets his commission from the mortgage company.

Solicitor £3.5k including searches and stamp duty.

We've just bought our first house. Our solicitors fees plus stamp duty and survey were £6k. Didn't use a broker so no fees there.

Only moved recently so I have most of the amounts on my inbox!

  • No broker fee as used non charging company.
  • Moving company was £1k
  • conveyancing £894.00 - some of that comprises of

We had a homebuyers report which was around £200 I think.

What you might spend completely depends on many things though as your property may be worth more and your solicitors may charge more or less, your circumstances will be different etc etc .

Should add I've taken stamp duty out of that, if you add it in it comes to £3k.

£2000 for stamp duty
£1300 approx for solicitor (inc searches and land registry fees and stuff)
£500 HomeBuyer Report (could have got this cheaper but went with a particularly recommended surveyor)
£500 mortgage broker
