Would you accept an asking price offer if the purchaser didn't have their property on the market yet?
Background - a house has came up in an area we really want, it's pretty run down but we want this area badly, not for schools or anything we are actually in the very small catchment for best school in the area at the moment both kids are in this school already. Our house is in popular area most houses on the market for week or two maximum. Agent says vendors are not bothered about quick sale. Are we wasting our time? If we don't get this house we don't want to sell ours.

You can't lose by putting an offer in. Just explain what you've said here, I'd probably go for it.

No way would I accept an offer from a buyer that couldn't proceed.

You can express an interest with the EA and put yours on the market in the meantime.

I would if I were told how keen you were and how sellable your property is. I'd probably stipulate a timeframe though.

I might accept it provisionally but I'd probably keep it on the market in case someone who was in a position to go ahead straight away made an offer. In fact, I could even use your offer as a bargaining chip if someone made me a lower offer.

It would depend on where you are selling.

It took us months to get our house market ready and we've only just gone up, this week. The ultra local market is very slow. I wouldn't accept an offer from us until we had a buyer.

Houses we've seen while we've been getting ready have gone up and sold within a month. I might accept an offer from those.

The market where we are is very good at the moment, it wasn't great last summer and the house next door sold in 5 days. We have made viewings with 4 properties in as many months as soon as they have been listed and have been called before the viewings to say the properties have sold. The one we want to offer on isn't well advertised.

Can you put yours up for sale with the same agent (or a branch) as the one you want to buy is on with? That will give them an extra incentive to get things going.

I would thank them for the offer but only take the house off the market if they were in a position to buy.
However, putting your house on with the same estate agent is good incentive for the EA to work hard to get a quick sale on yours, as they then get 2 commissions.

No I wouldn't, sorry. If the local market is buoyant then you may have a choice of buyers. Navigating the buying/selling process in the country can be very tricky and time consuming so I would go for the best offer from the person in the best position (e.g. Chain free/small chain),

I made full asking price offer in similar situation in my property was on the market but not sold. They did what anyone sensible would do and left it on the market. They ended up accepting a lower offer from someone who could proceed. A week later we sold and I was gutted but refused to gazump/re offer. I still love that house!

Yes I would accept but I would keep it on the market. If someone else offered and was able to move before you then I'd then decline your offer. I would also make it clear these were the conditions of accepting your offer.

My dad did this... made a full asking price offer before his was on the market. It was refused. He put his house on the market and sold within 48 hours. Made a lower offer on the house he wanted, it was accepted.

Yes. Lots of people accept offers from people who are without a buyer yet, that is why you wait for chains to complete.

I'd accept the amount, in principle, but leave it on the market until you were in a position to proceed.

There's no harm in trying, but I personally wouldn't take the property of the market for a buyer with a property that wasn't under offer yet. If you're confident your place would sell quickly and the vendors aren't in a rush though, you could always ask if they would consider a temporary halt in viewings (say for a week or two) whilst you tried to secure a sale on your place, in exchange for a full asking price offer.

Hi I personally wouldn't take your offer if you haven't sold. We also made the mistake of looking before we had sold and I found a house we really loved. Put ours on the market as were told by three estate agents our house would sell quickly. House went onto the market in march and three buyers/ offers later ( first two were time wasters and not in a position to buy) we have a serious buyer and we are in a position to move forward on a different property. Hopefully should be moved by October.

I would, and have, but would continue marketing. It's unreasonable to expect them to take it off the market until you can proceed and lose EAs will tell you that. If you were unable to sell yours then th vendors would have lost their most valuable early marketing opportunities (assuming it's not been sat on the market).

It kinda puts you in a situation though as I only want to move to one street and houses don't come up very often. I don't want to sell my house and then have nowhere to go and buy something for the sake of it and it's not what we want.

We have put on an offer without a buyer for ours, it has been accepted but the house is still marketed as for sale. I expect we may lose it.
