We are hoping to buy a house on a new build estate. We have two choices..

A four bed house with kitchen diner, seperate lounge and small study.

Or a five bed house with big kitchen lounge diner, seperate lounge and big study.

We have 2 dcs and another on the way. We wouldn't rule out having another baby so we want to have enough space. The bigger house is 150k more than the 4 bed.

Would you go for a smaller house that would mean less of a financial stress or stretch to a bigger house that means we hopefully wouldn't have to move again if we didn't want to?

We just went to the top end of our budget for a house we plan on staying in for the next 20+ years.

We started looking, planning to spend around 300k but we're now proceeding on a 400k house [but we negotiated to 387k], we originally looked at 4 beds in suburbia but have gone for a 5 bed in a gorgeous village and I can't wait to exchange & complete!

Quite a few people have advised us to go for the most you can afford. We know we're stretching ourselves now but we feel it's right for our long term future.

I'd stretch personally. If you have to move again in 5 years time to a 5 bed you will probably lose the best part of 20k just in moving costs and stamp duty.

how long would you stay in the cheaper house?

Would you definitly upsize?

How much would it cost you to eventually move if you bought the smaller house now?

Can you afford to buy the more expensive property now?

Both houses don't have very big plots so don't think there would be any potential to extend without losing to much garden.

We are moving from a more expensive area so although the house would be bigger we can afford the 5 bed. We were just hoping that moving to a smaller mortgage would mean less stress financially but perhaps moving costs in the future etc would be just as bad!

Ideally go for your forever home if you can afford it.
