Offering 10% below the asking price - SE

Hi all,
We saw this lovely property in Tunbridge wells. Is it too cheeky to offer 10% below the asking price? We are ready to proceed (no chain) and the property has a few obvious issues (we are fine with them)

Speak to the EA and find out how long its been on the market, is there any other interest etc. Then put an offer in - even if its very low someone has to start the ball rolling and negotiate from there. Goid luck.

How long has it been on for? I think the markets fairly bouyant.

It is quite cheeky, quite a chunk you are asking off. Although I tend to think if you don't ask, then you don't get, - they may be in a position to take/be desperate to take a low offer, but just expect them to tell you to piss off in an affronted manner.....

It depends how much interest they've had, and whether they are in a hurry to move or not.

I think it's worth taking a punt - you can always sound out the EA beforehand as they will often say something like "they're looking for around the sale price" which will give you an indication.

As it's only been on a few weeks, there is no way they'll accept a first offer (who does, unless it's asking price or more?) but by making a first 'cheeky' offer, you'll get a sense of whether they will want a lot more than that, or just for you to nudge up a bit for them to accept.

I'm not sure about the specifics of the TW market, but here in SE London it's VERY quiet at the moment and I think any reasonable offer will not be considered offensive - even if they do reject it.

Why not - it's fairly unlikely in a cool market that even if you "offend" the seller with a low offer that they wouldn't let you put in another one. I'd just focus on your strengths as buyers and how much you love the house. Good luck!

I'm not far away at all and things have been going at asking price round here (probs a bit too invested in Zoopla!), but I guess like PP said if you don't ask...

I lived near TW until 6 months ago. Our house went for the asking price within a week.

If it's been on since June, then I'd definitely go in 10% under. Nothing ventured nothing gained. I've put in three cheeky offers on three different properties and they've all been accepted. I have thick skin and don't care if I offend the sellers Grin

Ask the EA and yes offer 10% below. You can come up but it gives you a starting point.

Don't know the Tunbridge market but round here if it's on for more than a few weeks it's overpriced - south not london.

We just sold in a week, our buyer just sold in 2 days, but we priced to sell. Some houses have been hanging around for weeks or months but they look unrealistically priced to me.

That's completely standard, not cheeky at all. I have offered less than 10% in the past and got accepted.

Property market in my little bit of the SE is stagnant with a fair few coming back on due chain break. No harm in asking. However, i suspect that most advice for sellers is sit tight until September when things will pick up

OP, could you update the thread and let us know the outcome? I'm not too far from TW and interested in what the market is doing round here. Thinking of moving in from a village.
