We're planning to do quite a bit of work on our house at some point over the next few years, and I'm trying to get some ballpark figures for some of it. I'm reluctant to get a builder round to quote as we're not likely to be in a position to do this work for a year or two (upcoming maternity leave and wedding!) and don't want to waste their time, but I do want to start getting an idea of roughly how much we need to save in next few years to be able to do this.
The biggest job is that at some point in the future we want to convert our garage off the kitchen to a dining room. It's roughly 6m x 3m, is already part of an extension with our bedroom over it, so the walls are sturdy and insulated, it has a concrete floor and obviously already has a roof. It also has a radiator already and some electrical sockets.
So structurally I don't think it needs much doing (with the exception of fittings windows/patio doors), it really just needs a floating floor and flooring, walls plasterboarding and plastering and electrical sockets putting around the room.
The other reasonably big job we want to do is that we have a conservatory with brick dwarf walls that's a nightmare in winter and summer, it's about 2.5m x 5m and we want to convert into a proper extension and put a solid roof with skylights on. I think it already has decent foundations as it has a gutter that goes around it for drainage, and you can see the actual building starts around half a meter below. Again it already has a radiator (it shouldn't, I have a sneaky feeling the previous owner who built it was planning to do what we are).
If you've had any similar work done to your house, can I ask how much it was? We're in Yorkshire where things tend to be a bit more reasonable.
