How does Zoopla know previous sold price?

I mean I know, barring certain categories, that sold prices are public. But I noticed today that our flat listing now has a previously sold price on (correct for the sale in 2005) but of course the listing doesn't have our flat number on it and it is a big block all sharing a postcode. How has Zoopla worked out which one it is? I don't mind, in fact it is good in my circumstance, was just curious.

They get their information from the Land Registry. It's all in the public domain and has been since 1998.

I get that, I was wondering how they match a listing with an exact address.

For both of our last houses, Zoopla's info was wrong. They failed to note what I'd paid for mine at all in the 7 years I owned it - only had previous sale. And they were 10K out on now-DH's house.

So don't rely on it.

Ours is wrong too, it has missed out our own purchase, which I'd expect given it was a repossesion, but is correct for the prior sale.

Mine is wrong.

I tried to get it corrected there is a form you fill out but nothing happened.

HipsterHunter · 03/08/2017 12:57

Mine is wrong on actually the land registry. It has my initial agreed price before issues and we knocked some off.

I bought a new build and Zoopla doesn't have any sold price against it, even though it has all my neighbours' sold prices (yes, I was being nosy to see if anyone had negotiated a better deal for the same house style!).

I don't think I explained very well in my initial OP. I know that you can look up sold prices and they are public. But you need the address. On my listing there is no address but Zoopla have put a previously sold price on my listing. That is sorcery.

I assume the estate agent adds a full address but it isn't published. Perhaps ask your agent?

BewareOfDragons · 03/08/2017 16:05

www.ourproperty.co.uk also lists house prices making it easy for people to find what homes have sold for...

wowfudge · 03/08/2017 16:36

It will be based on the Land Registry title number then OP.

nemno · 03/08/2017 16:52

I will ask the EA next time we talk. The sold price info wasn't there for the first 12 days of the listing so took me by surprise this morning. Another change was that next to the price there was a sq metre price. But not many listings seem to have that. For a flat I think that is a good idea.

yep, the portals must have more info (that is entered by the estate agent) than is publicly visible.
You see the same on some rightmove sold prices - they sometimes have a "this property is currently on the market" link on them.

bananafanana1 · 04/08/2017 08:48

Autumn- same here I haven't a clue why everyone else is on land registry and ours isn't! Confused

wowfudge · 04/08/2017 09:58

Your explanation casts a different light on things OP - I bet that the EAs input the details of a property on Rightmove, Zoopla, etc and they put the number or name in and the postcode and there is a default or a check box which means the listing online doesn't show the number, but it's there in the records and gets matched with the info they get from the Land Registry. You rarely see the house number in a listing, but it's sometimes there on a downloadable brochure.
