We are about to start work on a new build (5 bed detached). Love to hear your tips on things you couldn't live without. (Anything from plug sockets, light fittings and switches to kitchen and bathroom advice). Thanks so much.

Do you mean you're building it to sell or you're buying a new build for yourselves? Or that you're building your own house?

Usb points on sockets next to plugs. I so wish this had been a thing when we did ours.

Integrated speaker system throughout the house. Underfloor heating in the bathrooms.

Something we didn't get but loved the sound of was a separate bit for the heated towel rail so you could still run it even when heating was not on.

Don't forget somewhere to put your coats and shoes in the entranceway. MIL built her house without, (big open plan entrance hall, nowhere to put a cupboard without looking weird) and has moaned about it ever since!

A ventilated walk in hot press that can be used as a drying room.
A porch (we dont have one and the minute the door is opened in winter we loose so much heat)

We bought a pop up socket for our kitchen and it has USB on it so I'm guessing it can be retrofitted

I live without it now but my dream woukd be a fully equipped laundry/utility/boot room. With somewhere to dump muddy footwear and dog (and hose off). Plenty of hooks for outer wear. Space for washing baskets and appliances. Drying space. Room for ironing and hanging clothes. Space for cleaning stuff. Oooh it makes me dreamy.

More practically don't get a jack and jill ensuite. They feel too stressy for guests I think.

I'd have more plugs than you think you need, properly spaced out.

I love an island in the kitchen . I know not everyone does though. But to be useful they need to be quite large. Pan drawers are old hat now but really useful.

It sounds fun but I'm sure it's pretty stressful as well. It might be worth looking around some new builds to get an idea of what they charge premium for, because that's usually the useful stuff!.

If we were to build again I would have had a communal wardrobe area upstairs - like the upstairs landing with built in wardrobes and everyone's clothes in it , separated by size but no more traipsing from room to room putting stuff away.

Playroom
Pantry with second booze fridge (everyone oohs and aahs over this)
Lots of electrical sockets - USB docks on them is a genius idea (we don't have them Envy)
Porch and/or boot room

We are renovating a house.

Have gone for USB sockets.
Underfloor hearing - with different zones so you don't need it all on at once.
Laundrey room.
Air con for rooms in the attic conversion.

Twice as many sockets as you think you need. At least one in every corner of every room. And second the USB suggestion made above. Also put a socket under the stairs.

Make your utility room insanely large. The best line I've ever seen is approx 5m x 5m and has been very cleverly laid out to include washer, dryer, deep freeze, 2 x larder cupboardd, a double full height cupboard for vacuum, mop, etc and a cupboard for outdoor clothes & boots. There's also a deep sink & draining boards for things that are awkward to clean.

Put a shower room inside the back door for mucky kids/husbands etc

Sorry I'm taking over this thread but we recently built - air recovery system so you don't need window vents or wall vents.
