The extension we're planning will come under 'permitted development' do we need to do anything before we start? Do we have to submit the drawings anywhere? What's the exact process? Many thanks:)

I presume you mean a rear extension?

Is it within PD or the neighbourhood notification scheme PD?

I presume it will require notifiable works so the district surveyor will need to be involved which also means you'll need engineers drawings done.

Basically, need more details :)

Do you have it in writing from the Planning Department that it falls within your permitted Developement? - Also, some houses have part or all of their permitted Development rights removed as a condition of the original planning consent for the house, again the Planning Department would advise. In the future, if you sell the property you will be able to prove that you checked with Planning Department and pp was not needed.

You need to contact the Council's Building Control Department also, to see if you need Building Regulation Consent. This will ensure it is built safely and in accordance with regs.

You still need building regs approval, even if you don't need PP. you should contact your local planning office at the council and ask their advice.

It's a rear extension and possibly a porch. We're getting drawings done shortly, but it's definitely within the rules that I've found on both our local council site and the planning portal. Our local council do an informal check for £45 or the planning portal mentioned a legal letter?

You also need to consider the party wall act and serve notice if necessary (You can't start for 2 months after serving notice if it applies).

Yes. You can get a letter from your council saying it falls within PD. Get one. It will save you massive headaches in future.

We had extremely stupid buyers who insisted on a certificate from the council saying that our loft conversion was done under PD so didn't need planning permission, and wouldn't accept their surveyors' report or our building regs. In the end we got completely unnecessary indemnity insurance to move the sale forward, but it was very annoying.

So definitely take the time and expense of getting a certificate from the council that your work was done under PD.
