Rental 'holding' deposit...

We saw a rental property last Thursday that is absolutely PERFECT for us; we've been looking for a couple of years and this ticks all of our boxes. I nearly cried looking around it! At the end of the viewing we told the estate agent that we could get them the holding deposit within the hour and we'd definitely take the place. She told us that another couple had viewed on the Wednesday and they said they were also interested but needed to check a few things with regards to their current contract, ie. whether they could break it early. The estate agent was waiting to hear back from them. I was very much of the 'but we have the money now, we don't need to check anything, we want to take the place WHY CAN'T WE HAVE THE PLACE!?' mentality, but the estate agent has made us and the other couple complete a questionnaire which she's then going to forward to the landlord to choose which one of us gets the place. I'm terrified that we're going to lose out- we won't get another place like this (we haven't seen another in 2 years of looking). I still think it's unfair that we didn't have to check anything and could've paid the holding deposit there and then but didn't get the chance, but what sort of things do you think might sway the decision in our favour? We're both working full-time, have good salaries, in our late 30s/early 40s, have a 2 year old whose nursery is close to the rental place, we've been in our current rental for 13 years and have never missed or been late with the rent- we've offered references- have no contractual hang-ups here (we're on a rolling contract as knew we were planning to leave) and would basically want to stay in the new place for as long as possible so as not to disrupt our son's schooling...surely we have a good chance? Haven't heard anything since Friday and I'm terrified we'll get beaten to the punch... Sad How should I approach the estate agents tomorrow? I would like to call them for an update.

Every single landlord is different. I've rented a lot of properties and come across all sorts of landlords. I had one that wanted to interview me, one that I never ever saw but was great and another who didn't give a shit and also didn't give a shit if something was broken.

Remember the landlord is the owner of this property and wants to make sure it's given to the right people who will look after it. I really really don't want to worry you but if you wrote anything about having a young child they might be put off (kids draw on walls etc) but then you don't know what the other people's circumstances are, they might have 6 kids, 1 dog and 8 cats for all you know.

I know it's a super stressful time but I suggest you call the EA tomorrow and push for an answer. Don't look too desperate and say you will be looking at other properties if you don't hear back soon.

I'm a landlord. Wouldn't mind a kid. I always look for someone who is a long term bet so if you can say you are commuting to nursery for a good few years then I would take it over a couple who may move out to buy in 12 months. Voids are a pain in the proverbial.

I had a similar shock earlier this year when desperately trying to find a rental. I'd lived in 5-10 different rentals before and had always secured the property right after viewing by paying the deposit/fees. When I tried to do it this time, I was told that I couldn't and that the LL was going to see who offered to pay the highest rent once all the viewings were done, the monthly rental price on the listing was just a starting point Shock and they were trying to start a bidding war. I left them to it. Things have changed a lot.

Will keep my fingers crossed for you OP. I know how stressful it is.

Well, not that anyone is particularly invested in this thread but...we got the place!! After a 25 minute conversation with the landlord (we were shortlisted with 2 others) he decided we were the most suitable tenants. Credit checks are done, fees paid, just waiting for employer refs- basically just confirming workplace and salary details, and landlord references (we've been here for 12 years so they can't think we're that shit!?) we're in!! Sad to be leaving this place, even though it's a shithole, because this is where we lived when we got married, had our baby, etc. and whilst it's a crap shack to us it's the only home our little boy has ever known so he probably loves it...still, I'm sure the massive garden at the new place will win him over!! Grin
