Buying property without a completion certificate

Buildings insurance is void if you do not have this certificate and insurers will not honour claims.

Really? What about work that was carried out eg 15 years ago under different regs? So wouldn't be compliant now even if you tried to get a regularisation certificate

I called BIBA today and their broker couldn't offer one insurer that would cover me. Ring your insurance company and ask if you truly are insured.

That sounds very odd. Why is there not a specific declaration when applying and a notification re: a completion cert?

I suspect very few people in our street of Victorian houses will be covered as most had the dining room and lounge knocked through in the 70s and I dont know anyone with a completion certificate for that work. Same for the extensions most people had in the 80s when the lean tos at the back were demolished
