Blown Render

Hi all

My house has a patch of blown render on it. The blown bit is a small patch about a foot square.

I want to fix it as our house is up for sale and it looks a bit off putting despite all being recently painted. The problem is, it's right on the party wall line between me and my neighbour. My house is the end terraced and she has a middle terrace. We have never, ever seen her! Her garden is completely overgrown at the back and front, we never see her home in the evenings. When we bought the house we were told she was a carer for a family member and she was rarely in. This was fine at the time, but now I'm worried as I need to repair this render and have put several notes through the door about it to which no one has replied to (obvs she might not have been back there so probably hasn't read them) - the patch is half on my house and half on hers.

I don't want any money towards it, as I'd just like to get it repaired and made good so we can sell our house easier. I do want to somehow let her know we are doing it though, as it also looks like quite a lot on her house as blown so I think when we repair the patch all of her render will come down!

How can I get hold of her?! What should I do?!

Thanks in advance, as am starting to worry with all the rain we've had that it will get worse.

Write again but post the letter through the mail and get proof of posting at a post office. Don't send it so it has to be signed for. If she is hardly there she may have mail forwarding set up. Explain you would like to make the repair and will pay for it - most of the time people don't respond if they think it is going to cost them money. She may if course just have other things going on meaning this isn't a priority for her. Ask for her permission by X date and give sufficient time for a response.

Do any of the other neighbours have a phone number for her?

If you don't hear from her you can legally only repair your part.

I hadn't thought of the recorded delivery - I will do that today!

It's been taken off the market for two weeks whilst we get it sorted. I thought that would be the case, legally, but what happens if in the course of repairing my part all of her render falls off?! I'm happy to pay for the repair but can't afford to replace and repair the whole front of her house which is unfortunately where it looks like the problem is coming from :-(

I do also suspect she isn't there often and it is a case of like you say she just has other priorities.

No @PinkFluffyChickenTrousers - I said don't send it so it has to be signed for! Get proof of posting, which is not the same thing. That is to cover you if you don't hear from her and go ahead and do the work.
