Epsom- whats it like?

Potentially moving from raynes park to epsom and just want peoples views on epsom please? Whats the high street like, area like, schools, transport etc pls. Thank you

It's great. The best of both worlds in my opinion. Close to gorgeous countryside- the Downs are walking distance and you can walk for miles. Lovely rural places very close by, like Headley Heath. Also close to London, and you always get a seat on the train.

The town centre is OK- its much more London-y than it was 5 years ago. Its main downside is it's not pretty like Dorking or Guildford. It has a brilliant Waitrose, a Dickens and Jones and M and S. It could do with some better shops, and I dont understand why it hasn't got them, given that it's an affluent place.

There are definitely 2 sides to Epsom and the prices reflect that. The College area, Downs and Common, Woodcote being the more expensive. House prices are coming down a bit. We are trying to sell but nothing is moving apparently.

St Martins and Wallace Fields are excellent primary schools (both in the posher side! ) Roseberry Girls just had an outstanding Ofsted report. Glyn Boys is very good.

It's ok. The centre looks a bit grubby but a good place overall.

Transport into London is good, you usually get a seat on the way in unless on the 8.18. Lots of places are nearby, so Wimbledon, Kingston for good shopping (same as Raynes Park really!)

There are some great pubs in residential areas on the edge of town. The Rising Sun and The Barley Mow both fab. Lots of restaurants in town, but mostly chains.

It's not just a commuter town. It stays busy during the day. There is only one gym now (unless you fork out for David Lloyd which is not in town)

House prices are very flat at the moment. A good time to buy, but shit for people trying to sell and buy in an area where prices are still going up...
