EPC Certificate for Rental Properties

I'm working overseas planning to return in the next 18 months. I've been renting my house out. Just saw on another thread that for rental properties an EPC certificate for new tenants starting April 2018 needs to be rated E or above.

My property is rated as F so obviously I fail. However, when I purchased the property the owner had storage heaters which I replaced with gas central heating would this be enough to take me to an E? I also plan on upgrading the loft insulation to current standards. The double glazing is less than 5 years old and the roof was replaced 3 years ago. I'm not wanting to spend huge amounts if I can help it as I will be living there or selling up when I move back to the UK. It's in a conservation area and is a stone terraced Victorian cottage. I think listed properties may be exempt but not sure about conservation areas.

This has been planned for at least five years so should not be a surprise.

Insulate the loft, then get a new epc done and see what it says. Make sure the assessor is told that the loft is insulated as they tend to assume. Listed properties are not automatically exempt.

If you can't meet the standards you will need to evict the tenant and leave the property empty.

Agree that you need to get a new EPC done. How far off an E was it last time? It may be worth getting one done now if you've already replaced the storage heaters.

You won't have to chuck your tenant out on 1st April - but you can't re-let to the same or a different tenant.

Thanks I've already emailed the letting agent asking for loft installation to be fitted and then carry out the new EPC certificate. I am hoping this will be enough to give me an E rating.
