Where to invest in property near London?

I will be moving to London and will be planning on renting there as I can't afford to buy anywhere central enough. and then buying a property somewhere near London to rent out to make money.

It doesn't have to be that near London if that's not possible. Just not too too far so I can still visit it if I need to. I mainly just obviously want somewhere where I can make the most money from rent and it increasing in value to sell on.

My budget is about £150k

The more suggestions for me to look into the better

You're forced to rent because tons of property is owned by investor landlords. So you're going to force someone else to rent by becoming an investor landlord? No wonder the housing market in this country is dire.

Go onto Rightmove and set £150k as your top price, and Greater London as your area. Then keep extending the search radius until something comes up in your price range.

£150k? Shock we've just bought in zone 6 (right on the edge of London) for £700k.

Have a google into margate. You can get something for your budget there and popular with weekenders. You'll get a higher return as an airbnb and there are good management companies there.

Lots of good press stories about people doing a similar thing.

  • Potentially top of the market in/around London
  • Generally low yield in London regions, cheaper places e.g. Bradford better for yield
  • Government changes designed to make BTL more hassle and less lucrative
  • Generally the hassle that comes with a BTL and it's not totally worth it for just one, also lack of diversification eg what happens if you have a tenant who doesn't pay and ou have to evict - potentially over 6 months no income, court fees and a trashed flat at the end of it.
