Can I call my loft conversion a bedroom?

We bought this house as a 3 bed house & loft room. They didn't specify it as a bedroom.

We have completion certificate for building regs (completed in about 2000) at the time of the build (solicitor had to request it from council, there was a worry it hadn't been signed off but turned out it had and it was just certificate hadn't been sent out/kept).

My googling has given mixed messages, even though it's got building regs does that make it a bedroom?

It's got stairs up it, velux windows, and we use it as a (guest) bedroom. It has a door before the stairs but it isn't a fire door (i.e. I don't think it would satisfy current building regs).

I'd like to see whether I can classify it as a bedroom for the resale value.

Also insurance, I've been insuring our house as a 3 bed but maybe I should be insuring it as 4 bed?

Any ideas?

I'd say that yes, if it has building reg sign off then it is a habitable room and can be called a bedroom. However, I've seen some really awkward staircases into loft rooms which make it almost impossible to site a bed so you'd need to put one - preferably a double - up there to bang the point home. I guess if the head height is very compromised that could also compromise how useful a space it is as a bedroom.

Thanks lalalonglegs - it has a (queen) size bed as well as office desk & cupboard so it's definitely the size of a bedroom. It's got sign off from when it was built.... however I'd hazard a guess that the stairs are slightly steeper than standard (perfectly useable but slightly steeper than our main stairs), insulation could be a bit better so it's whether it's okay to be still classified as a bedroom (as previously owners obviously thought not?!)

Is that really a problem? flat pack beds and even super kind mattresses come rolled and vacuum packed in little boxes now :-)
