I will try and keep this brief. In 2006, I paid a ton of money to get building work done in my house. I had a non supporting stud wall removed between my kitchen and dining room to make a kitchen diner, new boiler and a garage conversion. Roll on to this year and I put my house on the market. I got an offer last week and this week I am completing my legal forms for my solicitor. I have just discovered I do not have building regs for any of it. In a total panic I arranged for the local Building control officer to visit to see if I can get a regularisation certificate. A few minor changes are needed in the garage but all good so far. BUT he has asked what support has been put in place for the stud wall in the kitchen. On ringing my old builder, I discover I have had no support added as he said it was a stud wall and did not need it. BCO has his number and may have the same conversation as I have. My question is, what is the BCO likely to ask me to do to pass inspection? Will I need to dismantle my ceiling? Should I tell my buyers now or hang on until I have done the work? My buyers have been let down by 2 previous sales, so I really want to be able to tell them when it is sorted rather than panic them unnecessarily. I am also wondering when to tell my solicitor. Any builders / BCO's /conveyancers out there can calm me down?Shock

You can lift the carpet and a couple of floorboards of the room above where the wall was removed to show there is nothing which needed supporting and show which way the joists run. You could also get a structural engineer's report.

It's flippin laminate flooring. Will I be expected to add a support beam? Are structural engineers reports a lengthy document? Will it take ages to do? Aaggghhhh!!!
