what is it common for leaseholder to pay in communal areas please

It will depend on what your lease says. Do you have a copy?

no we are creating one, and need to decide on what the leaseholder should pay.

I live in a flat above a row of shops. I pay £200 pa ground rent, £150 pa service charge and sinking fund, £150 pa building insurance and £150 pa management fees (rough figures). The ground rent doubles every 33 years. I have 93 years remaining on a 99 year lease.

Does flat have use of the courtyard? And parking? If so they contribute to maintenance and cleaning of those areas.

Are there shared entrances, shared outside space? Who is going to pay for repairs to guttering, drainage, roof, external painting? Will these be shared or allocated to shop/flat. Both will need to contribute to insurance costs and any shared areas.

kanial that all sounds quite pricey! Does whoever you pay keep it all good for you?

Does that cover things like roof, drains and so on? Ie if there was a problem you call freeholder and they pay for everything?

I would say flat has use of courtyard...or perhaps would give it to them to own, but then can shop people park there!
At the moment I own both, and would retain the shop not sure - what to try and keep as shop owner and be fair to the flat.
