Loft room what do I need to consider?

Am starting the long road hopefully to a loft room.
I have found a company - well accredited who deal with everything. Bar choosing the bathroom
being silly would this include loads of plug sockets - lights and things like that.

what other things do I need to consider...

re juilette balcony do the doors open to the balcony or away

No1 - fire safety is vital so make sure you fit the correct fire door. Staircase to meet building regs. Make sure you do not short-cut. Other than that, put in as many sockets as possible and get them to give you an electrics plan - lighting, switch positions and sockets. Bathroom layout can be designed by any competent showroom. You need to decide where everything is going so water and waste are in the correct places. Have fun!

We are nearing the end of our loft conversion.
We have got a pocket door from the bedroom to the ensuite which is really good but particularly if you are going for a really small bathroom but the down side is it's a hollow wall so you can't put a towel rail wher the door disappears to!
I doubled the number of sockets that the loft company included.
We've gone for one large Velux in the sloping roof so we can build storage from floor to ceiling down the sides.
Consider where you want your access doors to the storage in the eves. We have two. Also get electric in there if you want a light inside.
We've gone for Juliet balcony although it makes it more restrictive for furniture placement.

Storage planning and use of space under the eaves is essential. Make sure you have room for a wardrobe and any other furniture you may want. We ended up doing a full width dormer which was shallower than the original plan but gave us 3 straight walls to position furniture. We were also able to section off a bit of the bedroom to give a walk in wardrobe. The other thing to consider is ventilation/light. If you only have velux then summers will difficult as you will have to choose dark room with no air or bright room with window open. We went with velux at the front and dormer window at the back to allow a through breeze which cools the room down rally quickly but we can shut the velux at bedtime to block out light. Also, if you are going to have any storage loft space left make sure you get it boarded out and fitted with an insulted access door and a light!

Consider your radiator placement carefully. We ended up with an awkward one where we should have done an upright one

Juliette doors have to open in because of the rail outside.

I really dislike Juliette balconies on loft conversions, they sap SO much usable space and lets be honest, unless you have a fabulous view they are a bit pointless.

very good point about balcony its just the light. We are not in countryside but we we do have a view of sorts Grin I like lying in bed and seeing greenery outside, not sure if we can do that with smaller windows.

IF a company is saying they do it all will they do things like give us an allowance for light sockets....and if we go over we pay more - things like that?

If we want storage again will they quote extra for that>

lady some really good detailed advice there I was just wondering you say with velux window have a choice about being dark or light but cant you get blinds on the windows?

Sockets....Our quote includes 3 double sockets plus a pendant light in the middle of the room. We have gone for 6 sockets and led dimmable spotlights so all this is extra on top.
They are very thorough with what is and isn't included.

Sarah all this is so useful I have some people to come and give me a quote next week is there anything else I need to ask them? On the other thread it mentions good insulation...should I be asking what insulation they use, quality - thickness?

Anything else?
