Excuse me for being totally naive but I"ve not bought a house for a looooong time.

We've just had an offer on our house and had an offer accepted on the one we like. Solicitors have been instructed and sent us the forms to fill in and and bank has agreed our mortgage

What next? Does the bank do their survey first before i instruct ours? Or can I do mine at anytime now?

I feel so nervy - feels such an unsettled time. I'm convinced i will be gazumped by an investor who also wanted our house....

Get your information pack back to your solicitor asap so they can pass that and land registry info onto your buyers solicitor. As soon as they have this info they will raise searches, in the meantime pay for your mortgage survey. Your solicitor will raise enquiries based on the legal pack (you get a copy too and can raise enquiries if you like). Your mortgage lender will issue you with a mortgage offer and send a copy to your solicitor. Once all of this is back and satisfactory you can exchange contracts and complete.

Thanks Bored
But when do i do the additional survey? because the banks one is just the basic one, isn't it?

We paid extra on the bank survey for a more in depth survey rather than having two. Mortgage was approved 3 days after survey and then we sorted life assurance etc.

We sent back our answers to the questions on all the forms and it was sent to our buyer who came back with follow up questions (which we've now answered) and our solicitor got our vendor's pack back and plans to send over questions next week. Searches have been requested but solicitor wouldn't request until draft contract pack was received.

You can do a home buyers survey and mortgage valuation via your lender or you have the mortgage valuation then pay a private surveyor. We did the homebuyers via our lender then had to have an additional timber and damp survey by a private company.

Sorry guys - I'm rubbish on here, managed to 'hide' the last post I posted about 'whats next?' and can't seem to find it! So I've pulled this one back up. I'm blaming housing moving brain.

I'm still confused with this process. When should I have received the legal pack? As yet I've not had a chance to raise enquiries. All I've seen is the list of fixtures and fittings

I've filled in lots of forms for solicitor. Had responded to enquiries. Have had mortgage approved and both sets of surveys (ours and our buyer) have been done - but waiting to hear results.

Also, if our survey comes back with issues who do I raise them with - EA or solicitor?

If there are issues fron the survey first off speak to the surveyor as the formal way surveys are reported can make things sound a lot worse than they are. Be aware that there will be things they cant report on due to fitted carpets being in the way, furniture being in the way etc. Doesn't mean there are problems though. Then you could ask the vendors some questions via the estate agents. Your solicitor can advise if it looks like there is something seriously wrong. It is very common for surveyors to suggest getting specialists in to comment on things like damp, woodworm, roof and electrics. Dont panic when you read the report. Good luck.
