Karndean flooring fitting costs?

user1955 · 01/07/2017 18:43

I think we've finally decided on the new flooring for our downstairs. I've seen the prices per square metre, but does anyone know how much it costs to have it fitted please? I'd like a rough idea before we book to have someone out to measure and quote in case that makes it too far out of our budget. Many thanks.

It will depend on the pattern and plank size, small planks or herringbone cost more because it's more labour intensive for the fitters.
I'm having a large plank dryback and it around £30m2

Thanks for the speedy reply. I am looking 4" planks in the knight tile "wood" range. But no fancy patterns. I've seen it in a couple of local stores at less than £20 per square metre, but I understand its the installation that's the big issue and pushes the price up.

Included in our fitting cost is preparation of the subfloor, laying 6mm ply first which has pushed our installation cost up a little.

We paid £100 for fitting karndean loose lay in a 4x4 m bathroom, small lobby and toilet.
We had already prepared a level smooth subfloor so they were in and out in 2 hours.
If there had been fancy cuts or patterns it.would take longer and cost more
We used a karndean approved supplier.

Ours is costing £28 psm inclusive of VAT. That covers ply, screed, door bar and labour. We paid similar for LVT to be laid in the bathroom at our old house which, considering the floor had already been ply boarded was quite high but it was a small room with lots of awkward stuff to work round.

Thanks everyone. I'm going to phone around today and book both companies to come in to measure up and quote.

Hi! Just to feedback - I had the people in to measure up before the weekend and got the first quote today. Adding the cost of the accessories, floor prep and all labour costs has just over doubled the cost per square metre of the Karndean. I'm waiting for the second quote, but are probably going to go ahead with it.

Quite happy for you to ignore and I'm sure others will tell you I'm wrong (insane!) but .....
I've just moved into a house with Karndean floors.
They look beautiful
They are a NIGHTMARE to clean - it picks up everyone mark, scuff, anything and you have to get down on your hands and knees to scrub it off
They are so slippery it feels like walking on ice
They are FREEZING cold

I'm about to cover over 10K of Karndean floor (as advertised by vendor & I have the invoice to prove it) with carpet because I simply can.not.stand.it any longer

*every not everyone!

Oh dear! You're making me wobble about our decision now. Anyone else have experience and opinions please?

We had Karndean (Knight tile wood effect and tile effect) throughout the living areas and bathrooms of our last house. We got it as it works well with underfloor heating.

We have 2 kids and a dog and I never had any issues with the Karndean marking or cleaning it and it wasn't slippy at all. We rent out that house now and the flooring is still fine, must have been down 10 years now. The hardwood flooring we put down in the hallway was marked within months and we had to be much more careful with it.

I will get Karndean again in our current house once we get around to redoing the flooring.

Thanks Blackgrouse.

We have Amtico, Polyflor and Karndean in various different rooms. Not freezing (and it's an old house with single glazing) or slippery. The one small area which is marked has been down for about 15 years. The marks were caused by me moving furniture single handed and I've been told they can be polished out. Ime textured LVT not only looks more realistic, but also wears better.

We have Karndean (actually have a chap here now fitting some more in another room) and it's great. Easy to clean and maintain. We have a large dog and small child so mess and dirt abounds!

It's much warmer underfoot than laminate or tile. We have Van Gogh French Oak and I think it's a lovely texture to walk on.
