Single storey extension

Hi guys

I've posted about my extension before and had some really great advice, but I have another issue.

The current house is a 3 bed semi in the North West. 2 good size doubles and a box room.

Original plan was a full GF rear extension plus part FF extension which would turn the box room into the new (huge) master bed with ensuite.

Problem is, we've had this costed and it is way way over budget.

I've said to my partner we should drop the FF element and concentrate just on the GF (would allow us to spend a bit more on the kitchen, bifolds etc.) on the basis that we don't need 3 double rooms (we have visitors a few times a year but I don't feel that justifies an extra £20k on our build!) and we can put a sofa bed downstairs for when we do need the extra beds.

We spend loads of time cooking together and entertaining so I think it's right that the majority of cost goes on a space we'll spend the majority of time.

My partners point is that from a resale perspective 2 doubles and box won't appeal to families and so we are restricting our market to other couples (we don't have children yet).

I don't think that's right, and I think he's maybe a little out of touch with normal families having been raised in a sizeable 4 bed (for family with 2 kids).

So, my question to families is; are 3 beds where one of the rooms is a box (big enough for a single bed) a total no go? Does the additional downstairs living space make up for the smaller upstairs??

I don't agree with your husband. There's housing stock all over the country like yours. A bigger 3rd bedroom is nice but there's no way I'd be spending £20k on it unless really needed it and no other option.

I agree with @SwedishEdith

3 beds with 2 doubles and a single are pretty standards stock. A single bedroom is perfectly adequate for a child, especially if there is space downstairs to play.

Especially if there is loft conversion potential (where you could potentially get an extra 2 double beds + shower room or one super master.

Just go for the ground floor at the moment but ask the builder to put in foundations that would support a FF extension later should you find yourself more flush later.

If the ground floor would add "playroom/area" space there is no need for small or even teen kids to have "toy" storage in their room
