We are looking to move. Currently living in Essex and dh has a commute of 1.5 hours. We would love to cut that down and to move closer to London whilst retaining the family friendly feel we have here. We have a toddler and would love another so would want a 3 bedroom house and budget is around 475k. Any suggestions?

You will need to be within close proximity of a good school which will stretch your budget. Waterloo as a station is probably sensible and look out from there and compare prices. To whoever suggested Blackheath on £475k you haven't lived there for a while!

I live in Hayes which is in Bromley. 40 minutes into Charing Cross and a much nicer commute than Bromley South into Victoria

We're in SW London, bus to Morden for the Northern line (get off at Embankment or Charing Cross). Journey is about 75 mins (can do it in an hour if everything is smooth) and a bonus that trains run every couple of minutes so you're not having to make a particular one. Three bed terraces round our way currently look to be about the £400k mark.

Carshalton is a good area. Great schools loads of parks. 30 minutes to Victoria. Also only 20-25 mins (depending traffic) from the end of northern line so good for emergency southern strike days.

3 beds doable for £475k. Although maybe not in a few streets in the centre of the 'village' area.

DH works in Westminster and we live in Kennington - we have a great 3 bed flat worth about £475k and a 25 min stroll from Westminster. DCs go to an outstanding school which is a 7 min walk away. Great community and easy walking distance to lots of cultural attractions.

I used to live in Bermondsey. There's a really great bus that takes you from Waterloo over Lambeth Bridge and up Horseferry Road to Westminster. Very frequent and quick.

So, anything that has a direct overland line to Waterloo or Jubilee line also to Waterloo. (Or Northern / any other lines that cross through Waterloo)

Have you thought of Broxbourne or Cheshunt in Hertfordshire?
