Long time lurker, but posting for the first time as I could do with your expert guidance and suggestions. We are presently selling and buying at the same time so its actually been a stressful few weeks.
Today we received the survey results for the house we are buying and there are a few serious things that have been brought into attention. The house is semi built in the 1950s and pretty much lived with little care by the current owners. I was expecting this in a way considering that in my naked eye, I could see many issues with the house, but they were mainly cosmetic to me. However, the survey lists out things that need immediate attention and also gives us ballpark costs.
I am now in two minds on whether we should go to the vendor and ask for a price reduction? They have pretty much lived there for close to 15 years and not done much for the upkeep of the house. The phrase 'make do' comes to mind a lot when you see the house.
A similar house but completely done up in the same area has come up for sale recently at 70k higher to this house. I would need about the same to bring this up to standards but there are a few things that will need immediate attention.
I suppose I am a bit peeved that they haven't maintained the house.
A slightly smaller house with a smaller garden, but very well maintained is on the market for 30K lower than this house.
Honestly, I am so confused and would appreciate fresh perspective.
Even if I asked for a reduction, it would be to the tune of 6-8k and I will list out the estimated costs of the issues the survey has raised. I do not want to hassle the sellers but at the same time do not want to be shortchanged.
What would you people say?
