Do's and don'ts for photos?

Im thinking little things like keeping the lid down on the toilet...What are the top tips for getting property photos taken? About to list my flat and never sold before. Desperate to move! Agent coming on monday and I.will have 3 child free hours to get the place looking desirable!

If nothing else, iron the bedding. The photos look so much better with clean and crisp bed linen. And don't do what one seller near to us did - she hid all of her clutter under the beds and in the utIlity room! The photos were online for two days before someone realised how revealing they were and took them down!

Clear the worktops in the kitchen, no tea towels hanging anywhere and nothing stacked in cupboards or wardrobes.

Sorry OP - I wasn't stating that your bed linen needed ironing specifically, just that the photos I'd initially had done showed what I thought were well made beds, but they looked crumpled in the photo. The difference it made when I'd ironed them all was quite significant!

Durham - lovely house. Agree about the towels and re-arranging the order of the photos. It looks like quite a complicated layout, so viewers need to understand what is what. I find it useful when the photos are labelled with which room they are.

In general for photos, make sure the photos don't show any particularly bad points - eg if your garden is overlooked. And also that they highlight good points - eg sunny garden, period features

Thanks Not agree layout is weird, it's been extended a few times and even when viewing the house people seem surprised to see the downstairs shower room and large utility room so I think it needs the photos to spell it out more.
