Just out of interest...

House in immaculate condition, has been on the market for 2 years, reduced to 750k over a year ago, still up for sale.

Nothing like it in the area to compare it to so looking at sold prices on that street doesn't help, and I can't put a link up - sorry!

How low would you go without cringing whilst making the offer? Grin

What do you want to pay? If it's been on the market ages I think a "silly" offer is fine for a starter - though are you saying you're not sure what it's worth?

Zoopla says it's worth 880k.

It's a unique house, nothing to compare it to.

In terms of price per square foot it's worth we reckon about 640k. I think the vendors want to recoup what they've spent on it.

I'd go in at £600k then. I went in with a very low offer on the house I'm in now and it took about a week and a half of negotiating to get to something we were happy with.

Has anyone ever made an offer? If so try and find out what it was to give you an idea. Our vendors had turned down the price we paid a year before but wouldn't go below it as they felt they could have got that price before.

Estate agent said the vendors have previously turned down an offer which with hindsight they should have accepted. But obviously won't tell me what that offer was. I get the feeling from EA's that they want it gone off their books now.

Zoopla is waaaay off on this one, its a great property but nowhere near 880k, vendors paid just over 500k a few years ago, it's really unique so very difficult to compare it to absolutely anything in the area. Think along the lines of a George Clarke Amazing Spaces converted building type of thing.

Ultimately I guess it's only worth what anyone is prepared to pay and I reckon 670k is our max.

Our EA of course said that wouldn't tell us what the previous offer was either but we put in a very low offer and the EA said I know for a fact they won't accept it then a bit of 'What about this much?' 'Or this much?' and we worked out how much it was. That was the price we ended up paying Grin.
