Can someone tell me what to do please? (House purchase)

We are trying to move house. We have sold STC and have found a beautiful house that could be our forever home. We offered over the asking prices and are now just waiting for the vendors to find somewhere.

The thing is that it is taking AGES. There are various reasons for this and I feel really sorry for the vendors as they are having a horrible time but I'm just not sure whether we should cut our losses and pull out.

If we don't complete by the end of October our buyer will lose their mortgage offer (and will not be able to get another one as the deal will have ended) and I really don't want to do that to them. I also really really want to move before September so that my DS can start Yr1 in his new school.

There simply aren't any other houses that we like as much though so if we do pull out we won't get anything as lovely. But my DH is knackered from his commute (which will decrease substantially when we do move) and it's putting a strain on all of us.

I don't want to screw anyone over. Our buyers have been wonderfully patient and our vendors seem to be lovely, just really unlucky. I have had a little sob but it doesn't really help. What do I do?

Oh no Bored!!! I'm so sorry! Do you know why? If it makes you feel any better there seem to be a zillion buyers around here and no properties so hopefully it'll be snapped up again.

Sounds like the EA wants to encourage you to put an offer down by implying it's a low one - again, they just want their money!

I will never never be in the middle of a chain again. Last couple of moves I've sold and gone into rental, it's been brilliant. Still a bit stressful but nothing like as bad as being in the middle, and then plenty of time to look round and pounce when the right property comes up.

Well this is a good house but I think very overpriced (lots of work needed). Same EA who, as you say, just wants my money...

UPDATE part II: we have put in an offer and are in negotiations. We are offering more on the basis that they promise to get us in before the new school term. I think it's ours unless they insist on sticking to the asking price (which is way WAY too much).

I feel sick.

How did the original vendors take the news? Ignore if you'd rather not say.

To be honest, I don't know. I think the EA had kept them well informed of our intentions, we didn't hide that we were looking again. I told the EA that they should put it back on at 10k more. There will be other buyers who would happily pay that.

While I felt for them initially I have to confess that I'm now a little upset at having wasted half a year hanging around for them to face reality.

UPDATE: now we have new problems. Sad So we've had a survey done on the new place and they've done a load of work which probably really ought to have building regs but doesn't. They've agreed to indemnity insurance (which I think is possibly completely pointless but makes me feel like we've got some protection) BUT they have fitted a woodburner and not had it certified. It is probably fine but if it isn't it could have caused actual structural damage. Is it worth risking it? We have asked them to get it certified but they are being really arses about lots of things so I suspect they're going to say no.

The thing is indemnity insurance only covers you for loss against legal action asking you to put it back to the way it was. It doesn't cover you for dodgy work so you have to make a decision on that

Op with regards to the works what are they? I would ask that they have electrics and gas appliances (boiler/fires) tested and have an up to date service. The log burner I would also insist that it has been tested. If they refuse I would walk away, makes you wonder what else they are hiding.

Thanks both - sorry, only just seen these. We have decided to take a calculated risk on the basis that we really need to move now. The works that NEED doing we were already aware of, the works that possibly need doing are probably completely fine but because of a lack of certification there is still a risk.
