How would you extend this house?

Hi All,

We are interested in this 2 bed semi which is fairly small but has been extended and has a really long garden.

We have no experience of house extensions/building work/planning permissions....

So, does anyone have any ideas or advice on how to get the best out of this house and plot, would be a great help to get some ideas.

Does it look like it could be extended any further to the rear? How about access, is it possible to build rear extensions without much room to get building materials or equipment around the side of the house?

Any advice would be very much appreciated, thanks!

Have a look on local council planning site, and check what other houses of same basic plan have done

Every house can be extended.....for a price! Yes it can be extended to the rear. It looks like you could also go up into the roof.

Thanks all, some really helpful suggestions and great ideas, I have just checked the planning portal and found some plans for similar houses.
Also great idea about the bathroom and ensuite and bedroom extension.
We hadn't considered VAT expenses, that's a good point...

I'd knock down the garden room and open out kitchen / living / dining into one nice big open plan living / dining / kitchen space (and you still have the separate family room) with sliders all the way across the back of the house to maximize light.

I'd try and get a utility room downstairs with a toilet too actually.

Then chuck in a corridor alongside Bedroom 1 to give access to the stairs and go up into the loft to make a big master bed + shower room with a rear dormer.

What Bangkok said. With a large gaeden office/den I found you have any spare funds. Extending out the ground or first floor further won't add anything and will be costly

Its almost certainly cheaper to go into the loft than extend over the old single story extension.

Fair enough Bangkok - but I don't like 3 storey living nor do I like dorma windows. Which is why I didn't suggest any of that.

Not sure you even could have 3 bedrooms upstairs even if you extended. Doubt you'd get pp for window to side over looking neighbour?

i'd go on your local planning portal - looking at the picture of thereat of the house - the one attached has done a loft conversion and their next door look like they've had substantive extensions off the back (3 different roof lines)
