After exchange of contracts

Hello

We've been trying a buy and and sell since Feb, it seems to finally be happening (believe it when I see it).

Our buyer's solicitor has been quiet for months and now we're about to exchange has suddenly woken up and started to request all sorts of documents I can't provide her with, boiler, electrics etc.
My solicitor has told her that we can't provide documents for her queries.
Exchange has been mooted for tomorrow.

So my question is;
can she keep asking for things after we've exchanged or is exchanging contracts a full stop on the process?

Why is it that you can't provide the documents? I'd be hesitant to exchange without them but they should really have requested them earlier.

In answer to your question - no, once exchange takes place it is a full stop on enquiries. This is why solicitors will not exchange until they have everything they need and all queries are answered satisfactorily. However, you cannot force an exchange if the buying solicitor is unhappy to proceed without the documents. They may request that you get the boiler serviced (if the last service was over a year ago for example) or that you pay for indemnity policies and if they refuse to back down over it, you will have to come to an agreement that suits both parties.

sometimes, when people want to create a delay, they think of all sorts of questions that didn't occur to them in the previous six months.

if you have had your boiler and electrics checked recently then your buyers solicitor would like to see the evidence.

However if they are requesting a boiler service or an electrical test you are not obligated to do so. It is up to your buyers to arrange and pay for these checks.

We've been told we are responsible for a gas safety check for the boiler and it's a standard minimum expectation costing £60.
