Some of you may remember my earlier post about lack of building regs on a converted bungalow.
It turns out that there isn't too much work to obtain the regs going forward and the costs aren't huge (hurray).
However the handholding part is that for 4 weeks letters have been going back and forth between my solicitor and mortgage lender to decide how they wish to proceed (we were borrowing on a 4 bedroom but lack of building regs mean it's now only a 2 bed with attic rooms)
I have ended up chasing the valuation as each time someone receives something it takes 3 days to process. Currently the information is with the underwriters and I got sick of waiting to see whether the value has been reduced so I rang the valuer again.
He said he made comments about being sceptical about the cost of the works required but relayed costs much lower than I told him last week, however he thinks he said that there wasn't a huge impact on the valuation (I'm not confident in his memory recall)
He's going to ring me later or tomorrow (more waiting) when he's back in the office to see what he actually said.
At this point I'm stressed that a change in valuation is going to mean our mortgage product is no good for us and we'll have to apply for another. Which is more delays.
For context we put our offer in in February. There is no chain so I thought it'd be relatively quick.
