large maintence bill

Hi, I own a 2 bed flat where there are around 20 other properties. I have been notified that all windows need replacing, this has been split between all residents. it is £10k each. I would struggle to afford that. my windows are in fine condition, I would not choose to replace them. I have had issues with certain ones from the start also. I know I need to seek legal advice, but what is my status here. it seems to me I am subsidising those residents whos windows are in worse condition as well as internal corridor windows (my property is on gorund floor with external access) I I would really appreciate any advice.

You need to refer to your lease - details of how maintenance issues are to be dealt with should be in there. Do you own a share of the freehold?

Presumably the management company has contacted all the leaseholders re: these costs? Has there been a competitive tendering process to get the best quote for the window replacement and have you had sight of the quotes received? Have you pointed out that most of the windows of your flat are sound? (You may still need to contribute to the replacement of other windows in the building.)

Does the service charge account contain any funds which can be put towards the works? Is there a sinking fund? Is the management company proposing any financial assistance measures which may be available to help with payment?

my problem is, is that when we were contacted about this, I was away from the property caring for a relative, so missed the residents meeting it was discussed at. for most occupiers, they are paying. for recent purchases they have removed from market value. my intention was to move in the near future but I am unhappy I would loose at least 10K from valuation at the least. the management company have always been difficult to deal with but yes I should check the deeds

Checking the deeds won't help you - you need to read your lease.

I've heard this scenario from so many people who have flats, the trouble is usually the windows are part of the building rather then part of your flat, so everyone has to contribute regardless of whether they look out of an even number of them.
It's the same as the roof, in a block all the flats have to pay for re roofing even if you're not the top flat.
Unfortunately I don't know anyone who had a cheap quote for flats windows, either because they're in a conservation area/listed building, the council are doing it for all the council and ex council flats, or it's a huge building needing coveting in scaffolding.
If the others discussed it can you get a summary? Presumably they were also keen not to over spend but also wanted something with a decent quality.
