At the risk of sounding really stupid here.

We accepted an offer on our house roughly 3 weeks ago, buyer has already had her survey/valuations done on our house.

We've had our offer accepted on the house we want to buy and have instructed solicitors and payed for surveys, these are being done tomorrow and we should know by Friday the outcome of them.

We received our solicitor pack about 2 weeks ago and have only flicked through as yet, also we have to pay money upfront before they will do any thing which our mortgage advisor told us to only pay after surveys are back, which we'll do on Friday.

I feel like I should be actively doing something last time we was FTB with no chain so it was all smooth sailing I don't remember receiving a solicitors pack and I know for sure he filled everything out for us.

So what in the pack do I actually fill out myself apart from the obvious fixtures/fittings one, this pack is 45 pages!

What do you have to pay upfront to the solicitors? We only paid something like £50 for the telegraphic transfer fee and for them to obtain the land registry documents for our house. They deduct their fees from the proceeds of your sale normally.

I started typing a great detailed reply about the pack and then thought: just read it and fill in the necessary forms! Honestly there will be an introductory letter detailing what the pack contains and what you need to do. Just set aside an hour and half and work your way through it. You'll need to prove your IDs and confirm how you are paying for your onward purchase. If you can't get to the solicitor's office, you'll need to find someone suitable to certify copies of your ID documents.

It's not difficult, but get a move on or your buyer can't instruct searches properly as their solicitor needs to see where the gaps in the information are and check that what you say matches up with what they find on the searches, etc.

Maybe try another firm of solicitors? Ask about cost and procedure, see if they are a bit more helpful and if they take their costs from the proceeds of sale. Most ask you to pay in advance for fees they have to pay out then take the rest once the house is sold.

The pack they have sent you - you should be filling it all in if it is the Sellers Property Information Forms. some of it won't be relevant so just mark it n/a.

Some you might not know - not known or not so far as I am aware.

It's £450 we have to pay upfront that will be deducted from the final bill.
She's had her searches done and they've all come back today, all fine.

I've had a look again and managed to fill in quite a lot, I've got out all our building regs/certificates etc. Think o was just a bit overwhelmed as we haven't done it before.

One thing it's asking for that we don't have is our planning permission letter, everything is signed off and all other certificates we have but it was 8 years ago now and I can imagine we just threw it in the bin Confused

You should be able to get a copy from the council website for free.

Get the info pack back to your solicitor asap as the other side cannot raise enquiries until you do so, that will delay your chain.

I'm such a novice here I'll send it today, thank you!
Luckily our buyers a cash buyer with no chain and the house were buying is no chain too!
Hope I haven't delayed it to much.
