We are looking at options for adding a W.C. into a property we are in the process of buying, can anyone give opinions on the changes I've added to the floor plan ?
Looking to block off the doorway from the hallway into the kitchen, level off the end of the hall so it's all in line and create a 2nd toilet. We would then knock through a doorway from the living room into the kitchen for access.
Can anyone see anywhere better positioned than there ? Or any downsides ?

It would annoy me that I couldn't walk into the kitchen from the hallway when you can to nearly every other room. Why not use the space already there in the ?cupboard in the grey area? But extend it left a bit to for a wc.

Do you need another loo with it being a bungalow? Don't have the kitchen accessed only by walking through the living room. It will drive you crackers. Think about bringing shopping in, etc.

I wouldn't had your current WC is already separate to the bathroom.

Are you thinking of extending in the future? If so, I'd leave it until then

We currently have 2 toilets and I'm worried we may miss one ! The separate bathroom and toilet there at the moment needs doing and is small so we were going to combine the 2.
The cupboard between bathroom and where I would add one currently has a tank in

Where is the soil pipe?

Does the building have concrete floors?

I'd be tempted to make bed 3 bigger incorporating some of bed 1 and then create an en suite utilising part of the current bathroom and loo and then make another loo for guests with the remaining space.

I'd want to leave access to the kitchen from the hallway though.

The soil pipe is outside the current Sep WC. No idea about the flooring - it's a 1970s bungalow if that helps ?

Make bed 1 small by moving the wall between 1 and 3. This makes bed 3 the biggest. Put in a small ensuite in bed 3 next to the bathroom.

I know you say you are thinking of combining the separate bathroom and WC, but is there room in the bathroom to add a toilet and leave the separate WC as it is?

Or maybe a very small ensuite in Bedroom 3, next to the current WC?

It would annoy me having to go through the lounge to get into the kitchen and not be able to access it from the hallway, and I would think it would be a very big job to install a soil pipe from the middle of the house. You'd be better off having the extra loo on an outside wall.

I'd put an extra loo in the corner of the kitchen, adjacent to the grey cupboards. Then move the kitchen door back so that the loo was accessed from the coridoor.

What is the brick shed like? I know someone who put insulation boards and rendered over theirs and created a utility and toilet. Not ideal but you won't be in there that long! Another idea would be to make the living room a large kitchen diner, then convert the back of the garage into a utility with toilet. Or get a combo boiler to allow you to remove the tank from the cupboard and use that

Or pinch the corner off bedroom 2 so it could be accessed from the hallway. Better for guests (plumbing allowing...)

Some great ideas to work through - I think you're right it could get annoying losing the hall access!
The current bathroom has a bath and sink only and it's pretty teeny, I think we will sacrifice the bath for a shower and loo in there instead - and just keep the separate WC as the 2nd loo.

Still pondering anyway !

Or would it work putting one outside the kitchen? (the diagram will only open into quite a small picture so am not sure what the brown bit is to the right of the kitchen?) but almost make a small utility area with a toilet in it, as an extension ?
I agree with others it would drive me barmy not to be able to get into the kitchen without traipsing through all the other living space.

It's a brick shed to the right of the kitchen as you look at the plan.
It's pretty much a cupboard - I wouldn't call it a shed :D it's only 50cm deep roughly.

We are top end of our budget so an extension not likely for a good few years.

I would consider making Bed3 the master bedroom by stealing from current Bed 1 and installing an en-suite. If it's a stud wall that would be cheap and easy!

Keep the current WC separate and but in a basin.

As per PigletJohn, you cannot easily just put a toilet where you want. It's going to get very expensive if you want it somewhere else and need a lot of soil pipe adjustments
