As above, what are people offering percentage wise below asking price in London now. Zones 3 or 4?

Offered just under 2% less than asking price. Not yet accepted as we are only now putting our property up for sale. Is all about the chain apparently.

My flat went for 4% over asking and sold in 12 hours (last week). 2 offers at the same level.

South London but Zone 2.

My agent commented that prices have held since the beginning of the year but zero growth.

Realistically priced houses are selling very quickly near me in Zone 3 - like things priced at last sold price from last year not last sold price plus 10%

Obviously I don't know what the final agreed price is on those yet as they haven't hit the land registry.

I have a few friends buying in London atm and they've all said that they've had offers below asking rejected. They'd hope they'd get a post-Brexit bargain but lack of supply is keeping prices up.

Just bought in some 2 (2bed, north London) and had to pay bang on - offer accepted within 4 days of first viewings allowed in.

About 5% below asking price (which had already been reduced). Zone 3. Worth mentioning that we're buying for about the same price as last owners bought two years ago.

Sold for 5% under the asking price, but spot on what the agent told us we would get. ie they told us to ask more and expect offers.

Bought for 3% under the asking price, after the house had been on the market for 6 months, but it was a very reluctant seller who didn't need to move, so wasn't prepared to entertain low offers
(Zone 2, SW)

Around us, there seems to be a real split between houses that are under offer within a fortnight, and ones that are on the market after 6 months and a price drop or 2

We are not in London but put our house on at a good price, significantly lower than other semis in worse condition has just sold for on the same street. We wanted a quick sale but would not have accepted less than asking price as it was already so low So how much you should offer probably depends on how realistic or ambitious the sellers have been with their asking price. If they have put it on at too high a price I would definitely go in considerably lower but if the property is a bargain I'd offer asking price before somebody else snaps it up.

5% under asking in TW postcode (zone 6). Had been reduced 5% already (from a overly ambitious price).
Still more than 2015 prices, flat with 2016 I'd say.

Sold for 7% below and had an offer acceoted for 6% below. Zone 6.

Thanks all. I posted this a while back. Since then have not had any luck. Made an offer but owner wants the asking price.

We accepted 1% below asking price for our flat and are paying 3% below the asking price for the house we're buying. Both Zone 3.

I would keep your offer on the table OP while you keep looking, because that owner might think twice in a few weeks as prices continue to drop (albeit slowly). One vendor rejected our lower-than-asking-price offer but came back after a few weeks when he realised it was the best he was going to get. But by then we'd found somewhere else.

We had to reduce asking price by 20% to close the sale (N1 / EC1 border). Now renting, it's a relief.
