Anyone own a holiday rental? Linens question!

I am in the process of purchasing a 4 bed holiday home. It is a newbuild and therefore need to furnish and kit it out. Am trying to work out exactly how many sets of linen and towels I need! I am thinking 2 sets of everything plus a few spares? Does this sound right? There will be weekly linen changes and mid week towel changes too. We will use it sometimes and sometimes it will be holiday renters. If anyone knows of anywhere good to bulk buy high quality linens and towels would be v grateful for tips! 400 tc + for beds etc. Also is it best to have down duvets or synthetic?

If your child wets the bed, you bring your own spares.
Don’t use fabric conditioner or bio powders though; people can be allergic to those as well as down.

I'm in a holiday let right now between sale of my house and purchase. It's been advertised as 'luxury four star'. I used to own my own holiday let too. This is what is driving me nuts:
Only four of everything dinnerware! There are only two of us here (sleeps four though), but not only are they mismatched, they are ugly. Plain white from IKEA is fine but please double the amount of guests!
Cutlery is also mismatched and the cheapest of the cheap.
Utensils - as few as possible and the tin opener looks like the one we had in the 70s.
One saucepan, one pot, three mixing bowls, one baking sheet and a well used roasting pan are they extent of the rest of the kitchen equipment.
One roll of toilet paper for a two week stay.
Bed is too big for the room - it's a cheap brass bed type, but really should be a divan or something without a footboard. And the mattress is really creaky. Decent sheets though. One hand one bath towel per person, but one flimsy bath mat (same thickness as a towel) which gets soaked as it's a wet room. Good shower.
I had to pay for WiFi, and keep having to log myself in.
I get some extra tv channels, but only the main ones work consistently. No Netflix or similiar.
No coffee table. Hangers that are a collection of coloured plastic from a dozen different stores.
And oddly, though there is a parking space in front of my row of cottages, we are only allowed to unload, not park, and have to leave our car in parking lot, which jas been miserable as it has rained non stop.
When I had a holiday let I provided egg cups, butter dish, toast rack, side plates, dinner plates, cereal bowls, pasta bowls, serving dishes, salad bowl, three different sized pots with covers, three different sized pans, large and small mixing bowl, cheese grater, and so on.
Don't stint, but I wouldn't change towels half way through.
And leave your guests alone! I rented in Wales once and owner came over FOUR times in a week!
