Any suggestions? Feedback internally has been really positively but kerb appeal is the downfall; it's a stones throw from a council estate.

What can we do to get even second viewings?

Sit tight. Don't panic. Advise estate agent that they should mention the estate is not an issue... or be in for viewings yourself and try to chat about neighbourhood etc.

625 is pretty expensive, and if I had that to spend I'd be choosy too - but don't panic yet, it's early days I think.

Well call the agent today to get feedback from yesterday's two viewings. Next one isn't until Saturday thus far but think we'll drop to 599,999.

Odd. Is it locals who would know viewing or newbies?

Have to say if I could I'd avoid living so close after a poor experience but then I wouldn't view it.

Frustrating for you, it's a bit early to drop though?

Don't they say if you don't get viewings then it's priced too high but if you do get viewings but no offers then it's the house?

Why the rush to drop the price? Isn't this just the market slowing a little ahead of the election? It's only been for sale for a fortnight!

Seriously get the agent to specifically ask the viewers who say it's cos of the estate at what price does it become attractive. I think you might find the estate isn't reallly the issue.

Are you photos and floor plan accurate?

I viewed one house that had an amazing garden, photos made it look like an oasis of tranquility. What the photos didn't show was a block of flats at the end of the garden and a total shit tip next door (like, an actual rubbish dump in the garden).

Two similar properties have marketed round the corner from us so still in the perimeter of the estate.

2 bed 1 bath - 585
3 bed 1 bath - 595

So think we'll remarket our 3 bed 2 bath plus extra wc at 599,950?

May be early but its been consistent feedback so don't want to be on the market eating indefinite "thanks but no thanks" plus yes, we've found the house we want to offer on.

We had 16 viewings in 2 weeks and it took 2 weeks more for an offer. They were looking at another property to see which they liked best.
As it happens, it fell through but the eventual buyer was one of the original 16.

If you put it on for £599,950 someone will offer £575,000...what will you think then? I'd stick for now. It's not been long enough to worry-next viewing why don't you bring up the estate and say how it's now privately owned, no trouble etc

Our property was on the market from Jan-Mar without a single viewing. It's in immaculate condition, presented extremely well and needs no work. Estate agents insisted price was fine, etc, etc but we knew they had to be wrong due to the lack of interest.

We changed agents in March and dropped the price to what we all agreed was more realistic given the evidence locally. We went under offer within a week at £3k below asking price.

Lots of viewings, but no offers usually indicates that the house itself has issues, and/or its locality isn't appealing. It's therefore unlikely to attract the asking price, or anywhere near.

I'd be inclined to do what you're thinking of doing, particularly if you've already found a purchase and need to progress, and lower the price more in keeping with your immediate area.

You don't need to drop into a new price band to attract viewings, so I wouldn't just yet. You only need 1 person to view and offer , after all.

How do the cheaper houses compare in terms of decor, layout etc? You may be priced a little too high, but dropping so close to the others that have less facilities is probably dropping too low...

Yes I would hold on a bit longer. One of those viewings might turn into a second viewing when they've had chance to think about it. That's a great number of viewings so the interest is there.

We have dropped to 595. We got valued by another agent just to check and yes, 625 was an over-estimate. This bloody better sell it quickly.

We just bought a newly refurbished 3 bedroom house in North Manchester, 2 bathrooms, spacious front and back gardens, utility room, big hallway, for 125k. House prices in London are absolutely ridiculous. If you show us the link we'll let you know if there's something about the house itself that is a turn off!

House prices are falling in London - I think lots of buyers are waiting to see if the vendor drops the price before putting in an offer.

Having said that, it's very early days - don't panic! 15 viewings in 8 days is AMAZING. I've got a property on the market in London and I've had fewer viewings than that in 5 weeks...

There's an election in a few days. This always slows the number of people willing to commit.
I would have held tight for another couple of weeks.
