1 young children and buying a second floor flat with a large roof terrace and low wall. How do I secure?

Second floor flat. Beautiful roof terrace, but low brick wall. I have a 4 and a 6 year old.

Any advice re how I can make this aspect safer? Glass panelling? Any idea of cost?

I don't know about cost, sorry, but you would need to be sure that any alterations you want to make would be permitted before you go ahead with the purchase.

Would getting advice from a structural engineer be a good idea? Depends how big/complex a job it is.

There are probably companies that specially make them. I'm not sure a structural engineer would be your person as you're not making structural changes, merely adding to an existing feature.

Does the low wall comply with building regulations? There are minimum heights for safety.

I'd do a glass balustrade and call some companies to get quotes.

The height of the wall is irrelevant if it and the property have been there longer than building regs.

You will need planning permission - flats have no permitted development rights.
You will probably need building regs too.

I would definitely want proof that the roof terrace has permission to be used as such - not just freeholder but planning/building regs too.

Yes do check there is planning permission for the roof terrace. Low wall to me sounds like it wasn’t officially permitted to be used as a terrace when built, or they’d have put in something more substantial. But maybe not. Anyway worth a check.
