How much time for a BIG project??

A house we are interested requires total modernisation internally as well as a double storey side extension, a ground floor extension, and loft conversion which will double the property size. Budget for the works would be £125-£150k but how long would this take? Our previous loft conversion was 3 months...

Parents had single story extension along with other refurbishment works at around £250k and it took 5-6 months

In my experience sorting out the architectural plans and finding a builder can take over a year so Factor that stuff in...

Allow 18 months from getting keys. Architects, planning permission, builders quotes and availability then maybe 6 months work. I also think your budget may be too tight

I think we'll right off the idea! It seems way too daunting tbh

6-9 months but your budget is too low I'm think. I think you're looking at £200k unless you are planning on doing a lot of the work yourself

tatohead · 28/05/2017 12:52

Yes budget is too low. We've been quoted £60k for a single story back extension and £75-80k for side double extension and that's shell only, no decoration at all including no kitchen units, bathroom suite etc

We had a double storey side extension and refurbishment done throughout house, not much change from 150k I'm afraid.

We would do most ourselves with family members being an architect, an electrician, a builder so costs would be way lower than rrp. That said, we've decided against the project anyway. Thank you though.

We're doing a lot ourselves - mates rates through builder too but it's so pricey still!
