How can we sell this quicker?

We are in a large 1 bed flat with 2 children and 2 adults - toooo small! We now have the ability to get a mortgage for a 3/4 bed with garden, but will need to sell this first.

Estate Agent said not to do work to it. Is he right? What else can we do without spending a fortune? Had viewings for 2 weekends then nothing. Feedback was nothing bad about the flat, more 'too close to the main road' or 'only one allocated parking space' type thing.

Honestly it looks like tenants live there and the landlord is selling. It hasnt had any effort put in to presenting it to sell.

From the outside it looks great . That would be why ea chose the price. You have very little stuff really, can you borrow a friends garage or spare room to leave for a week or two.

If someone paid your husband 10K to declutter would he do it? Because it equates to the same think.

The van idea is brilliant. We pit a lot of stuff into our cars and 2 harden sheds, so a van would be perfect.

Having said that the single best thing we ever did was to keep our flat and buy a house. It was such a struggle, and I was so pissed off with my partner for wanting to keep the flat. 18 years later we have a huge asset and a pension. These days of course you have to pay the extra stamp duty. But you get that refunded ( or part of it anyway) if you were to sell the flat within 3 years.

I can't believe four of you live in that tiny flat. Where are all your clothes, shoes and coats etc? I have to say for four people living like that you're doing a fantastic job, you've practically no stuff v what an average family of four would have.

Unfortunately your storage solutions are cost effective and practical there are not aesthetically pleasing.

I don't think uou need to move out, but you need to put more stuff away. Get a proper bed with a head board and with storage drawers under it, you can get guard rails for kids if yours falls out that just clip onto the side.

There is also nicer ways to store your belongings as others have pointed out, you don't need to use plastic tubs unless theee is a financial issue.

Take the desk table and chair out, declutter, get some decent storage items, take a trip to IKEA, and maybe spruce up your balcony a bit, it's tiny and would only take a couple of hours, you can get stuff from b&q to get rid of the algae then stain it. Some nice plain white bed linen and some nice throws on the beds in the living room.

It's a couple of days work, for a few hundred quid max, that will save you ten grand at least.

Agree with everyone else it looks really cluttered. Could you move all your stuff out to your dad's and put a bed in the bedroom. Then have a massive tidy up. Get offer, move back in again
